Browse Forums Building A New House 1 Jul 14, 2013 5:22 pm We have a quote from one builder already but we want to compare to another builder. We are looking to build approx 240sqm home in the Adelaide Hills and don't have a lot of room in the budget - with four kids we are not likely to if we wait either so we are wishing to build a functional home that is a decent quality but obviously will be modest with fittings etc. No spa baths and double sinks for us for some time but we would like space and practicality. Any suggestions?? Re: Recommendations for well priced builders 2Jul 14, 2013 7:28 pm your best bet is to look at which builder has the best inclusions/promotion at the time your looking to sign. if your not too fussy deschelles had some pretty good pricing/packages when we were loooking, but we wanted specific things and itemised pricing so ended up elsewhere Initial Deposit 28/09/2012 // Prelim Contract Signed 25/11/2012 Selections 21/1/2013 to 23/1/2013 // Contract Signed 22/2/2013 Site Start 21/5/2013 // Slabbed 30/5/2013 Re: Recommendations for well priced builders 3Jul 14, 2013 9:52 pm Thank you, will check them out and keep an eye out for specials Re: Recommendations for well priced builders 4Jul 14, 2013 11:51 pm I would try Fairmont Homes. We decided to build with them firstly because we knew a fair few people who had built with them and had good experiences. We then found this forum and haven't seen anything too concerning, then there was the price (and a floorplan that we loved). We were in a similar situation. We have 2 children, I am a uni student who only works a few hours a week. We are building a 200sqm, 4 brm, 2 bathroom, 2 living area home. We expected to have a very basic home but we found with Fairmont that we got quite a bit for our money. Admittedly, some upgrades are ridiculously priced ($30 more than someone like Bunnings to upgrade doors for example!) but if you are happy with standard or doing only what can't be done easily after (which is the road we took) I think they are very good value for money. Alot of what we added when quoting we checked on pricing and found it was similar to what we would have paid or fair priced to upgrade (shelves to store room, WIR's, BIR's, BIR in bedroom 4 which didn't come with one, stainless steel appliances, screen doors, ducted r/c aircon which we got for half price but a few people here negotiated harder and actually got it free etc etc). Footings estimates were the best from any quote we got by $10,000 and they only went up $600 so they weren't grossly underquoted. My dad told me that they own a lot of the companies they use to do their work so they get it a little bit cheaper. Because we got such a good price we didn't have to have stock standard. We certainly didn't get anything fancy but we added some fancy sinks, mixer taps, back to wall toilets, slide out rangehood, can't think of the rest, which aren't easily changed and only spent something like $1,000 and then under $3,000 on our joinery which paid for polygloss (looks just like 2 pac) cupboards on all joinery, glossy 2 pac looking benchtops and a metallic glass splashback. I am very happy with how it all worked in the budget and feel like we got good value for money. Building the Leabrook with Fairmont Homes in Mallala, SA. I will definitely give them a call tomorrow and see what they could do for us. Like gristy said, look at specials and drive your sales person for a good deal Re: Recommendations for well priced builders 7Jul 15, 2013 11:50 am We've consulted with quite a few! I built previously with Hickinbotham (same group as Statesman) and found that the really low intro prices quickly built up. We consulted them a 2nd time as the actual build wasnt bad, but the same old tricks came in to play and we decided against it. We are now going for a complete custom build and are going between Stellar, Rendition and Rivergum Homes. We did even consider Metricon for a brief minute, they do have a lot of choice and people seem to be really happy with them.... But, they wouldnt do a custom floor plan, and we didnt really like any of their standard plans enough. Cannot speak highly enough of the consultants that we are dealing with at all 3 of the final choices though, just brilliant I think for a project/volume builder and for overall value and bang for buck, Fairmont is the go. Really lovely finish on their homes, lots of choices re: selections. You can go as upgraded as you like, or stick as basic as you want - or sit somewhere in between. I agree with the posts above, they'd be someone I'd check out if I were you Where abouts in the hills are you building? We are currently in Mount Barker but have a son about to start at Littlehampton School so wanted to be close enough for us to walk to school etc. We are getting a quote through Fairmont now and it's great to get the feedback here. I have been stalking the Adelaide Hills threads here and have learned so much in the short space of time since I joined. Thank goodness for this forum and the wonderfully helpful people contributing! Deluxes, did your last build go ok? My husband and I are excited but a bit freaked out about building - thought about everyone we have known who has built in the past and they continue to build their subsequent homes so we are reassured by that.
