Browse Forums Building A New House 1 Apr 05, 2016 6:42 pm I’ve recently signed a contract on a house for a planned KDR and I want to be on the front foot in relation to getting things moving as soon as the property settles. In order to save money, my preference is to have someone buy the house and remove it rather than demolishing it. I’ve already spoken to someone about this and have organised them to come out and look at the property after it settles. Are there any tips people have about what I can do leading up to settlement that may speed things up in the future? In relation to the services to the property, as I don’t plan to live in the house I don’t know of anything to be gained to signing up to an electricity retailer? And I assume I can’t organise disconnection of water, sewerage, electricity, gas and telecommunications until I have title on the property? We are doing a KDB, our house is now under construction. We had a house and a rear granny flat. We pre sold granny flat prior to demolishing the main house. I was the same as you. It was a nice flat, in excellent condition, so didn't want to demolish it. I wanted someone to use it, rather than seeing it become landfill. To be honest, this was more of a hassle than a good deed. We received a small payment for it, which we were happy with as we planned to put it towards our demolishment fees and we thought we would save money by not having to pay to demolish 2 houses...seemed like a win win situation. However, there were hold ups due to the purchasers availability and later due to weather as there had been a lot of rain. There was a strong risk that the crane would have got bogged. When this happens, all permits, vicroads escorts etc have to be rescheduled. We had to wait weeks for new permits and were at the mercy of having to wait for dates convenient to the purchaser of the flat. Lovely man but not in a hurry! All this added up to time and time is money. We did have some other issues as well but the 'granny flat removal saga' contributed to a us having to rent for longer than budgeted for. The added costs and stress of it all outweighed the financial gain of selling it. To add the this, it was on steel stumps, which he sawed off at ground level. We had to pay another demolisher to come back to dig them out, plus all the underground pipes etc. (we demolished main house, before the GF was removed. My last piece of advice is to make sure you get your plans approved before you do any of this!
