Browse Forums Building A New House 1 Jul 11, 2013 12:52 pm Hi All Have looked at this site a few time during our build - which has just gone to council stage - so I thought it was time to join up and share. We have lived in Blackwood Park for 8 years in a little Villa and after the second child came along we thought it was time to upsize - especially with it being two daughters (and nowhere for a man-cave). One of my preferences was to be able to have enough room in the back yard for the kids to play. Luckily, at that time the perfect block came up in the latest release just around the corner. Going from 398m2 to 1362m2 is going to be a great challenge, but perfect for what we want. we managed to sell our home just before we lost the hold on the block. Deciding on a builder was quite easy - our friends built with Dechellis and we liked what we saw - and when we spoke to the salesman he helped up create a plan that we loved (with a little tweaking). Our main problems were a large significant tree and a slope of just over 2m from front left to rear right of the house. We decided against a split level and have gone with a deep edge rebate to solve the slope problem (there is quite a strict set of encumbrances that make it a little difficult to achieve what you could in other areas). So here is a breakdown of whats happened when. 12 March 2013 - Block Settled 21 June 2013 - Plans sent for Encumbrance Approval 30 June 2013 - Encumbrance Approval and off to Mitcham Council ...and back to waiting again Re: Blackwood Park - SA - Building our home 2Jul 11, 2013 1:00 pm Welcome, I love Blackwood Estate. Your block is huge, so many possibilities. We dealt with Mitcham Council and found them good. The people we bought from had to get a significant tree removed, took a while but they got approval. I love the Dechellis homes, we opted for another builder but our plan is based on one of theirs and we got lots of idea for upgrades from their homes. All the best, hope you are not waiting long! I like the activity room at the back, nice touch. You might want to remove personal details from the plan.... I love it all. The house plan is super--love the tiered frontage. Your land is amazing too. Not for me, no way could I look after a block that size, but would certainly love to live there if I had gardeners. We are also building in Blackwood Park (over in Node 1) and our slab finally went down on Monday. We did not have a great experience with the council. Our planner only worked two days a week so when he made a request it took another full week to get back in touch for clarification. (e.g. He advised that we needed to consider lowering the bench level of the house. He could not advise why and he could not advise by how much, but he could advise that he could see no reason why it could not be lowered.................wtf!!! So we lowered it by 100mm!! and he approved it. But only after we had lost 3 weeks trying to communicate with him about this crazy suggestion/request/instruction. 100mm makes no difference to anyone at the end of the day. But its all history now. The slabs down and its game on!!
