Browse Forums Building A New House 1 Jul 11, 2013 11:58 am Hi everyone, My wife and I are building in Ayre at Spring Farm with Mirvac, is/has anyone else? Would be cool to meet our neighbours and hear how your builds a going/went. We signed our building contract on Tuesday, just waiting on approval from a private certifier. They should be lodging soon, BASIX is approved, Sydney water board is approved etc, just waiting on the engineering certificate apparently. Mirvac have been really good so far, everything seems to be happening fairly quickly (although we wish it was quicker!) Our sales person John was great and now our customer relations guy Luis is good too. They let us know everything that's going on and always answer all our questions. So hopefully once building starts they are just as good. I know there's a few people from Riverside and East Village who post on here, but is there anyone over our way? They should be calling any day now to book the appointment. We are building a Leura 3 bed, double garage. We first decided on the package we wanted and payed our $1k deposit on our land at the end of April. Land settled on the 13th June. Signed the building contracts last week. Hopefully it wont be much longer till they start construction. Feels like forever though! From the very beginning till now its already been a few months, so it feels like ages. But its hasn't been long at all since we got our detailed plans and signed off on them and started talking to our guy at head office. Also got a letter to say that they have submitted our plans to a private certifier for approval. Hopefully not long now! Hard to imagine with all the little samples. But we think it will look good. The brick is Austral Urban One Pepper with offwhite mortar (which is only a feature brick for the front of the house as most of the front is rendered) but the rest of the house is this brick. the rendered colour is the light grey looking colour underneath everything. Its a taubmans colour but cant remember what its called... Roof tiles are Bristile - Coal Gutters and fascia and window frames are Colourbond Monument, downpipes are the lighter colourbond colour there (forget what its called too, haha) The garage door is Timbagrain Caboa, the front door is a stained timber one to match the garage door. And that round sample down the bottom is the driveway colour which we are gonna have with no stencilling, just plain. Hard to picture it all, but I think it will look good. We have done the inside too, but no tiles yet, we have to wait till they start building before we can choose. But we are going to go have a look one weekend soon to get an idea. The walls inside are a light grey and the kitchen is black and white so everything should match no matter which way we go! Its all good fun. We already signed the building contracts before we even picked colours, haha. From settlement of land to building contracts and then the colour appointment was probably a good couple of months. I don't think it will delay the process at all though, they were chasing up other things in the meantime. The colour girls were just really busy apparently. We are in Belmont ave, building a Leura 3bd double garage (there used to be one on display before they moved to where they are now) The Marli is nice, we liked that one too! wont be too far away from you guys! We don't have to go to council apparently, it comes under a complying development or something so they can use a private firm to get approval for construction. So should only be a couple more weeks now then approval, then they can start! So worst case from now will only be a couple months before they pour the slab! It feels like forever waiting for each step, but after reading other threads on here I think it is pretty standard. Mirvac are no worse than anyone else and they are better than some at getting things happening. Has a customer service person from head office been assigned to you yet? they would have sent you a letter telling you how everything works? once you get that things start happening. Hopefully our customer service rep will be the same - we were assigned Luis as well Our plans have taken 4 weeks to draw up (dont know if thats standard?) and they'll be completed this week, fingers crossed. John has been away on holidays for a month so that might have something to do with the hold up. We have picked our bricks/roof tiles/fascia - went to the brickyard and was shocked how different the colours look in the brochure compared to 'real life'! haha Not many other mirvac'ers on this site though! The brochures are way different! What bricks and roof tiles did you pick? I think our plans took the same maybe longer. Luis is pretty good, he always gets back to you if you ask questions. I've sent him a few emails and he always responds pretty quick. Yeah not many Mirvac customers on here, there's are few building at Elizabeth Hills I noticed. Which I think is where John will be based now. We went there for our colour selection and its a nice estate too. But WAY more expensive. I still like Spring Farm better. I've recently received my house plans and I'm currently going through them and making sure everything is correct. Hopefully this build will be smooth sailing and it's great to have others going through the same process. Can't wait to hear about your progress. It is good to talk to other people to compare how we are all going. We will probably all be in construction stage together at some point. We aren't that far ahead of you guys. Joshnjacqui - we currently live close to Elizabeth Hills - and let me tell you, this area is definitely not worth the money! Spring Farm suits us so much better. For bricks we chose Whitsundays Keswick - and roof tiles Classic Shingle in Gunmetal - still deciding whether to have the facade bagged or leave the bricks bare. If you choose to have your house rendered properly in the future it's apparently significantly more difficult/expensive if you have bagged bricks (only know this cos future hubby is a tradie) so not sure what we're gonna do. Also, do you know when we pick our kitchen? Is there a showroom we're meant to visit before the colour appointment or does it happen there? I have brochures for the caesarstone counter top but not the actually kitchen cabinets etc. Is it the same place? Where else did u visit apart from the brickyard? At the colour selection appointment this is done. They give you all the options for the kitchen at that appointment. Like if you want more pot drawers, waterfall edges, splashback (if you go with glass, otherwise you pick the tiles at your tile appointment) and different cabinets etc. etc. and all the colours for everything obviously. Same with your bathroom cabinets. We didn't change much, can get a bit expensive! and the stuff you get to choose from is nice anyway. We pretty much just went to the brickyard at Austral. We looked at heaps, and I mean heaps, of display homes (I bet you have too!). Just to get ideas of what colours we like and stuff like that. The colour place is pretty good, they have all the stuff there to help you decide what you want. and they can price up most things on the spot, if not they will get quotes for you and you can decide if you want to include it or not. So its not like you have to make a decision then and there. Maybe if you are thinking of changing cabinets around and stuff, go to the appointment prepared with pictures of what you want. But if you just mean picking the colours for the kitchen you can do it at the appointment, they have all the samples there. But best to be prepared with an idea of what you want I think. They really wont say incase they cant fulfil their promise. The contract is 26 working weeks (this doesn't include the 5 weeks shutdown over Christmas/new year). This is 26 working weeks starting 20 days after they get approval to start. Once they get approval they have to start within 20 working days because the contract period begins then. But if weather is good they will probably start straight away anyway. The quicker they start, the quicker they get their money! John said to us we should be in by jan/feb aswell. He said its possible that we are in before chrissy, but not likely. at this stage I don't think we will be. Luis did say that while the official building holiday period is 5 weeks starting about 22nd December (builders and trades do not have to work in this period) that most weeks there will still be some activity on site, because the trades are self employed, so if they don't work, they don't get payed. A lot of tradies look at Christmas time as an opportunity to catch up and make some extra $$. So its not like they do nothing for 5 weeks straight. We've seen tilers and brickies out working on Saturday and Sunday arvos most weekends. Cause they have so much work on, the more they work the more money they make, so they are all hooking in while the weather is good! Which is good news for us! So long story short, while build times vary a lot I think they get them built in about 4-5 months average. just from what ive heard and read.
