I am thinking of knocking down my existing house and found a design that I love with Statesman Homes, but still just trying to figure out if I can financially afford to start again. Very exciting...so did you go the Myrtle? And in response to your question, no they didn't apologise or explain the delay. Hi Biella_87, with land & total of house so far around $440k but then we are doing air-con, flooring & carpet ourselves so maybe another $18k. For just house around $250k. House design was starting from $133k so you can see how much it goes up!! This is without landscaping, driveway, stormwater etc & everything else you need... We made a couple of small changes but 99.5% of the off the shelf plan works for us. We haven't got to selection time yet but I now drive past loads of homes looking at the brick, mortar and joinery colours. The obsessing has already started! I think we will have a good idea when it comes time to choose the colours etc. We are looking to get some quotes for paving, flooring, aircon etc to see if we can bring the price down a bit and we also plan to use smart glass I think. Just need to do some more homework on it. Re: New house build with Statesman - Adelaide Hills 25Aug 21, 2013 7:16 pm hills_kiwi We are getting statesman to do the aircon as their quotes were comparable for the same system as some aircon companies we got quotes from. We are doing the flooring after handover and all concreting/paving around the house and driveway etc etc. All we did was got our quote for flooring and sent that to our mortgage broker and she included it with our house bank pack to the bank and the total amount of the loan we got is including the extra quotes. She said its a little bit of extra paperwork but no biggie! We are building south of Adelaide just out of Mclaren Vale hills_lisa81 We now have final council approval and bank approval so are waiting to hear from statesman about when we will be released to construction! SQUEEEEEEE! Hopefully yours all comes together soon too! egn2013 We were originally going with the frewville, as we loved the big family room! Our sales consultant suggested instead going for the myrtle and just extending the family room out to be the same size as frewvilles, as the Myrtles kitchen is bigger and I wanted a big kitchen! Our alfresco is on the side of our block looking at a fence so we were not fussed that the myrtle has a smaller alfresco than frewville. That is so exciting! Hope they release you to construction really soon Got our first stage of council approval last week. Last night I received structural calculations - anyone know what that means? Is that to do with second stage of council approval or something seperate? I actually found aircon quotes really different, up to $3k savings on the one that Statesman quoted us - quite a huge difference so not going with them for aircon. The Myrtle is one of my favourite floor plans, we were very close to signing with Statesman but the Ashville wouldn't fit on our block. Unfortunately Statesman wont actually release you to construction until you have all your bank stuff sorted so get onto that ASAP as that can take WEEKS! Do you have a mortgage broker? We got final bank approval over a week ago and statesman know this but they wont release us to construction until they have confirmation from the bank that we have signed and sent back all our bank documents. They arrived on friday 23rd august and we posted them back same day. As soon as the bank enter it into their system that they recieved them our broker will call Statesman and then statesman will release us to construction. Hoping all that happened today as the bank should have our documents now but calling our broker tomorrow to double check as we want to be released to construction this friday 30th August! We are looking at a house and land package with Statesman and it is the Myrtle Alfresco, not sure if you have purchased your house and land separately or got them as a package? Are you happy with Statesman as a company? I have just emailed them again today to see what all the inclusions are as on the blurb it just says lots of extras.... what sort of things should we be looking for? So far very happy with the service, its all moving quite quickly. We had lots of extras included colourbond roof and fascias, stone bench tops, overhead cupboards, range hood, 3 way bath fans, other things im no doubt forgetting too, so far so good. Hope everyone is going well with their builds? We are moving really fast actually, work started officially on 1st Nov. At this stage we have roof tiles on, windows and sliding doors in, gyprock done and architraves getting done now. Really happy with how it is all going and the work that has been done so far. ZaneyM we got our own land, not through Statesman. I have been quite happy with them overall apart from our sales guy and a hold up with the second plans council asked for, the builders took over a month to get that to council so that really held us up. I think they could communicate more too but yeah generally pretty good. Extra's we got were stone bench tops, colourbond roof, higher ceiling heights, semi frameless shower screens and a few other things I can't remember. Good luck with your decisions! Re: New house build with Statesman - Adelaide Hills 40Jan 12, 2014 1:03 pm Hi all! We are also building a Myrtle but had our own land. So far we have been very happy with Statesman! We were released to construction on 30th August and told the slab would be down in a few weeks but the very next monday work started and it was down that week! Everything happened really fast and we are looking at handover in the next week or two. If it wasnt for the christmas break (sooooo annoying right at the end of the build!) We would of been looking at handover on christmas week! Only a couple of hiccups along the way, we paid for soft close doors but they weren't installed in the bathrooms, statesman fixed this very quickly. We were supposed to have a wine rack above the fridge but a cupboard was installed, we told them as soon as we noticed and this still hasnt been fixed yet but will be this week or next before handover. Our site supervisor was really great, and told us we are quite welcome to come and look when ever we like, and that he was available to meet us at the house to go over anything we had concerns with. Also I have heard that some builders will not leave skirting boards off but statesman were happy to do this, We have had them left off in all the areas we are getting wooden laminate flooring. They have an undercoat on and have been tacked on lightly and we will remove them, lay our floors and then put them back on properly and paint them (the painters are leaving us the correct paint to do it with) This will make the finish on our floors nicer so yay! Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 6843 Thanks again Simeon for being so elaborate.
