I’m doing an initial analysis on building granny flat in north-western suburb of Sydney. I’m trying to compare option of building granny flat as owner builder v/s fixed price contract to a builder. I do not have any experience as owner builder. I have received fixed price quotes from builder at around 90k which includes design and approval for two bedrooms. I want to compare price to build granny flat as owner builder by hiring various tradesman. Based on my limited knowledge I have prepared the below list of tasks and estimated cost. I will really appreciate if someone can have a look at the below list and provide some guidance on task involved and estimated cost.

- Architect design including BASIX and structural engineering plan $2,200
- Complaint development application for council or private certifier $1,500
- Concrete slab $12,000-$15,000
- Carpenter for frame $12,000
- Plasterer ???
- Roofer ???
- Electrician ???
- Plumber ???
- Home owner warranty $6,000-$8,000
