Browse Forums Building A New House 1 Jul 09, 2013 11:10 am Hi Guys We are looking to build a house which basically doesn't exist with the Gemmil's, Alcock's etc, plus the mark ups on build costs is ridiculous, Gemmils for instance quoted is around $500K for the 5x3 around 360sqm that we want - thats nuts ! I am looking to go to a smaller type builder who would be prepared to build at cost +20% or so..... I'm happy to get plans drawn up etc, and work with the builder to build the house I want in budget... Has anyone got experience with this and would you recommend this way over the Gemmil's of this world ? Any comments, please let me know - all appreciated.... However, there is much that goes into the finished price of a house and it all depends on the specs/inclusions and the particular site they have to work with. Depending on these factors - whilst it might be above budget I personally don't think a quote of just under $1400 psm (generally speaking) is over the top. Many architect or custom designed homes can be $2200-$2500+ p/sqm - it all depends what is put into them. Also, whilst the well known volume builders quote low prices in the glossy brochures, they are never the prices anyone can build a house for. I don't think you will have a problem finding a builder to work on a cost + 20% margin basis - as most don't make these kind of margins on a regular build. You also need to think about financing. Obviously it depends on your personal situation however if you don't have a substantial deposit most lending institutions are inflexible with cost-plus contracts. Most will only lend on a fixed price contract. Hope this helps - good luck. Jeff works with you to design exactly what you want, prices up all of your changes and then prestart and the build is completed by Premiere Homes. They both have great websites Greater Concept includes prices and spec and Premiere have a display home in Baldivs We started with one of their base plans and then modified it to exactly what we wanted...then fully up spec it We realised quickly that going though a project builder wasn't going to work for us as we were very particular about what we wanted and lots of changes meant lots of $$$ Upgrades and prices for changes were justifiable. Final price work out way cheaper than going with a big builder. Sorry I don't know the name of this company but if I built again I'd go this way. Alternatively I know you can get small builders that do cost + 20-25% as friends of mine have done this for renovations however the builders don't deal with banks, so you need to have the cash together. We wanted a rammed limestone loft house. Found someone to build it, a smaller builder but turned out he could not get builders insurance. We are building with Redink homes now. They will build a custom home but not willing to build a home for us in Rammed limestone. We are also building in a small coastal hamlet so that added to the difficulty of finding builder.
