I have noticed a sewer and drainage easement on the left side of my property which is partially on the front as well. As I am buying a land for the first time and will build a house through fairmont homes as a home and land pacakage, I need to know should I consider this drainage easement ? Would it devalues the property and would it be hard to resale it ? Its fairly small and shouldn't affect what you want to build on the block. An easement is only giving someone else the right to run their pipes under your property. About 30-40% of all properties have an easement so its unlikely to affect future sales. If the pipes under the easement gat blocked its up to the sewerage, or drainage authority to fix.....Not you. Re: sewer and drainage easement 4Jul 08, 2013 9:00 pm Thanks for your reply, I have been to the block for inspection and found out that sewer drianage is right in the front of the block. So I was wondering what if after building the house if in case it requires any maintenance then it will be a much hassle for us for parking and also it would not look good right at the house front. Do you know whether there will be a manhole on it or how would it look ? Can you please suggest whether this block is worth buying as I am a first home buyer and have absolutely no idea what I am doing. Thanks !! Even if there is a manhole there most manholes wouldn't get lifted once in every 5 years for an hour so it isn't going to be much of a nuisance at all.
