Browse Forums Building A New House 1 Jul 08, 2013 1:50 pm Hi everyone! My partner and I have just signed for a block of land (to be titled in November) in The Vale at Aveley, WA. We are going through Homebuyers Centre. This will be our first house, so we're really excited to get started on the whole process! We've been reading the H1 blogs over the weekend since we signed for the land and we love all the ideas for upgrades, timelines etc, so it seemed like a good idea to share our journey too! We are building the Regent, a 3x2 on 300sqm, so it's not huge but it'll be perfect for the two of us, and fingers crossed a little puppy later on Would love to hear from anyone else building at the moment, especially anyone building in Aveley! We're compiling an upgrades list as well as colour options so look forward to sharing those too! Our first home! 3Jul 08, 2013 3:36 pm Welcome! We're building on a 300m2 block in Pearsall. The Regant was one of the plans I saw after we signed for ours. It and a new display by WA Housing Centre are the only nice plans I have seen that are practical for 300m2 blocks that are narrow! (I love reading articles that refer to narrow blocks and talk about anything up to 15m! ours is 10m!!) This forum is a wonderful place to get help and advice and you can share your excitement and frustration with other people who understand! Re: Aveley Build! Our first home! 4Jul 08, 2013 3:43 pm Hi fmac! Our block is only 10m wide too! 30m long, so we get a decent backyard/alfresco space! We went through someone elses regent that is being build down south and they've got the slab and bricks done, and it doesn't seem too small, so that's good! We were the same, the regent was the only plan that didn't feel like a tunnel. It is nice and open so it doesn't look as small as what it is! Im so excited to get our slab down so we can visualise (although that won't be till Feb)... We built through Homebuyers for our first house, they were great so you are in safe hands. They didn't have any of our plan being built when we signed up so we were just hoping it would work! I really didn't want the plans where the kitchen/living/dining was just one long line! Our first home! 7Jul 08, 2013 3:56 pm Agreed on the ensuite layout and also consider pushing the kitchen out to the eaves to make it that bit bigger. Also considering your laundry location you might want to think about where you will put your washing line. You could change the dining room window to two tall skinny ones either side of dining room so the line can go between them... To make sure you have enough light you could then add a window to the kitchen side of the house. I have seen tall skinny ones in a few displays between the back of the kitchen and the island would also add natural light right by the kitchen. So many things to think about! Re: Aveley Build! I'll point out that our plan is flipped over, so the alfresco/living area are north facing. The ensuite layout is bugging me at the moment, so I'll have to discuss your ideas with my partner/sales agent. I also want more basin space in the ensuite, but I'm not sure whether space will allow it. We only signed for land on Saturday and we already have such a long list of upgrades/add-ons! Our first home! 9Jul 08, 2013 4:39 pm It is the things you start to see when you have been looking at house plans for months! One possible option for your bedroom/ensuite which some wouldn't be keen on but would give you more space is get rid of the WIR made the ensuite the fool length and go with built ins in front. What i discovered is what while WIR looks good you often don't get anymore hanging space and so the space can be used better elsewhere. My other suggestion, as you have a smallish kitchen is to change from a built in pantry to a laminate pantry that goes to the ceiling, brickwork is 10cm wide while laminate is less then 2cm, so you gain 8cm.... I'd also consider a laminate wall between the fridge recess and bench with overheads above, again to the roof. These are all my personal preferences so others may have different opinions Though my thought was if you pushed the kitchen out to the eaves you could probably make your pantry a corner walk in pantry that would then mean extra storage. Lots of things to think about! Just don't sign to early and be prevented from making structural changes. Most of the internal stuff you can change once you sign but things like external walls and windows can't... depending on the builder. Also could you make the linen just wide enough so you can put sliders on it, might make access a little easier. Fmac all these recommendations are very welcome! Very good things to think about! Overheads in the fridge recess i think is a must - and I like the idea of pushing the kitchen out to maximise the pantry space. The WIR is one of those things I am so excited to have!! I reckon a big change like you mentioned would cost a fortune though.. so maybe I'll have to just live with our ensuite!! I just received a notification that you posted on one of the topics I've been following...and put two and two together from FB...I went to school with Cameron (actually, all the way from Kindy to Yr 12!) Wonderful to see you guys so happy and starting on this new adventure together. It will test your patience, and you'll have to work out which one of you is going to be the good cop and bad cop with the builder...but it will be one of the best things you do, and a massive learning experience. My fiance and I have been in our new place about 4 months now and aside from the fact that we're still figuring out what to do with all that sand that is supposed to be taking the shape of a front and back yard, we love it We're on a 360m2 block, and people are amazed at how big the house seems...the builders are getting pretty clever these days with what they can squeeze onto the smaller blocks. Our first home! 13Jul 08, 2013 5:03 pm What a small world it is! Yeah you will find some changes cost almost nothing and other changes you can't understand why the cost. Kitchen additions can be expensive! But if you get the response you can do that at pre-start tell them you want it costed now so you know. I wish we had pushed to have a few more of our internal changes done at the beginning rather then pre-start. If you do want extra space your other option would be to push the ensuite out under the eaves, it would give you an extra 60cm, which doesn't sound much but for yours it will make a big difference for that space. But I have no idea what they would change to push into the eaves. Re: Aveley Build! And change the glass sliding door to a normal door with either window in door or wall. That way you can move the trough all the way to the wall and will give you space for a second narrow cupboard or laundry hamper etc. Re: Aveley Build!
