Land: We are the official owners of a 468m2 lot. It’s not a perfect rectangle but the sale rep and drafting team did wonders to get a “biggish” house with a reasonable garden on our land. House: we are building the “Cottesloe” and have changed it slightly to make the kitchen larger in the sense of bench space, made the laundry smaller, as we didn’t need a massive laundry, we don’t live in a laundry and added an extra room that will hopefully be used as a theatre/second lounge At this stage our plans are in final scheduling and drafting to check on materials, and will soon be appointed a CLO to discuss site works and slab pour. If I were you though, I'd get a big corner joined stacker door for the living/family so that you can open up the doors and have one big square space where your interior flows to the alfresco.. Something like this Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And could your linen cupboard go in your laundry or did you want all that space? ....if it was in your laundry it could probably be bigger? OMG I love the idea of the doors, must talk to hubby although I don't know if it might be too late as the materials as far as I understand have been ordered? the linen cupboard isn't were I want it, I did originally ask for it to be put into the laundry, but im not sure really why they couldn't do it. Love the bigger kitchen that was one of our major changes I love that someone else loves my kitchen! making the kitchen bigger was a must, and we had the space, without losing space, the only thing and we picked up too late was the placement of the stove/cooktop, I would have liked it centred along the window wall in the kitchen, we didn't want to go back to council and have our plans approved again, as we just wanted to get the ball rolling. We were in a similar situation with render as well as we didn't want our pillar or garage rendered as we through it would be a feature but found out at signing our contact that that needed resubmission to council for approval again. building thread: viewtopic.php?f=31&t=65845 Re: xxxKGJxxx build with Aussie Living Homes (NOR) Pearsall 8Jul 06, 2013 7:30 pm I can see the plus of the current position and what you wanted. The large part of uninterrupted bench space will be good! You'll find you can't change anything if your in scheduling unless you want to pay $500 to do a variation, we did it to fix something in our kitchen we noticed after we'd signed everything off. While it would have been good to have the linen in the laundry what I would say is you can add more cupboards in there after handover and have even more storage, you can never have enough to be honest the only real change I would have made was bring the toilet door further forward as they can be a little tight, but seriously that isn't a big thing! It will be a shame if you can't change it, or going by other posts, if it'd have to go back to council.... Aww that's a shame the linen isn't where you wanted it BUT shelving would be great in the laundry or you could even put in a stand-alone cupboard. I cant wait to see it all come together, I love all the choices I have made, I say "I" because hubby left it up to me, just got a nod of approval , but I guess you always have that feeling "will it all look good?" but looking at the mood boards and seeing it all together, I have more confidence. Fmac your house is coming a long well and looks fantastic, wont be long till you get your keys. we do have a lot of similar choices I must say, your kitchen looks beautiful and I cant wait to see how it looks, I love those handles, I remember seeing them, and saying "those please" and the fashion white tile in 200by400 was nice to hear they were included at no cost, only cost for labour its the one plain tile I liked, except for the weave tile, I had my eye on that for a while. I must say their were a few things that didn't cost to upgrade or were to costly, but we almost needed to ask to upgrade a lot of things. I must say im just making choices and trying not to look bad too far on what we have decided on, we can always change it if we don't like it LOL:: It has giving me confidence watching your house go up and the quality of workmanship ALH has done, and knowing how smoothly your build has gone and compared to some other builds and all the drama, all the small minor things don't look too bad they are all easily fixed. now im just getting impatient, its been 2 weeks since building licence, im sure it wont be too far until I see a truck on our site building thread: viewtopic.php?f=31&t=65845 Re: xxx Our Building Journey WA (NOR) xxx 12Jul 07, 2013 2:03 pm I know what you mean! Once we picked something the other half would just look at me if I second guessed it. I love the fashion white tiles, we knew we wanted them as soon as we saw them! I love your splash back tile, I don't remember seeing that one! The one regret I have is not considering the splash back tile more outs just seems a bit boring Do you live nearby? Will you get a chance to keep a close eye on things? We've been pretty happy with the construction side of things. We had our ups and down paperwork wise and in regards to communication but the build itself, up to this point has been really good. I found the prestart part the most frustrating as I feel like we might have missed upgrading something's because we didn't get told what was offered I just ask for those things we knew we didn't want standard, like chrome floor wastes!! So I do worry we might have missed upgrading something that would have been cheap and will cost us later!! But I try not to look back and look forward to getting those keys!! I regret not noticing that our fridge wasn't recesses, or changing our internal door and adding cabinetry to the laundry.hubby said if they bother me too much after the house is finished we can look and fixing/adding/changing, I guess those things are easily fixed so that doesn't worry me anymore. I think we had a similar experience at pre start, we had a lady called Emma, she picked things up that I didn't even notice, especially when adding our dishwasher recess. We almost had to ask for upgrades, I think it took 2hrs. I loved pre start as I could see and touch everything, the pre start lady and I also had a little celebration when I asked for my outdoor power point, which means when we move in I can finally get my pet turtle, have been wait for a few years now communication as been a little slow but in saying that our pre start lady waived our variation fee last week when we called to change bathroom tiling and fixture, we were over the moon we live in Padbury at the moment, soo not too far away, we go up on weekends to look at the block or weeds LOL and to watch the happening of the estate. building thread: viewtopic.php?f=31&t=65845 Re: xxx Our Building Journey WA (NOR) xxx 15Jul 07, 2013 2:52 pm the kitchen splashback, I think is a bathroom tile at 300by300, I asked the sales rep at Crosby if you could use it for a splashback she said yes, although we are paying the cost of tile and labour but the tiles are $12 each soo not bad at all .We have done standard tiling in the kitchen but think we will extend the tiling after handover or maybe see if we can add another variation, I was thinking of tiling the entire back wall and making it a feature as we don't have overhead cupboards. building thread: viewtopic.php?f=31&t=65845 Re: xxx Our Building Journey WA (NOR) xxx 16Jul 07, 2013 3:36 pm Yeah we made a few post prestart changes but prior to scheduling so they didn't change us. We have white 100x400 tiles, they were in the builders standar range so just paid extra for laying and also too do extra tiling, we've done the whole length at range hood height as that wall is 3m long!! I was surprised by some other things that were standard, like the glass sliders we have on our linden cupboard, I've seen other people charged hundreds to upgrade and we got it standard! Similarly being about to have laminex or Formica colours. Some builders only allow one as standard and to use the other costs! That's good to hear about the turtle! I want a dog, not possible with rentals so that might be the next big commitment!! Though have to get the garden sorted first!! My nonnas advice was "less mess, easy to clean, no painting touch up's or dampness on walls", plus her bathroom does look amazing! When we first moved to WA from Adelaide, we lived in a house with standard tiling and struggled with mould and dampness on the walls even with the exhaust and window open and the house was around 5 years old, so we were sold on full height tiling.... we thought about doing it later as we thought it would cost a fair bit through the builder, but it wasn't that badly priced, I don't think?? the bathroom and ensuite were $1250 then plus cost of feature tiles, which I didn't think was too bad as we do have the same fashion white standard 200by400 wall tiles throughout both bathrooms. we also considered tiling the kitchen later and ordering extras, but my big thing was not wanting the return tiling so we just decided to change it. plus im happy that we haven't had to wear a variation fee yet considering this is our second amendment, soo I am pretty happy, building thread: viewtopic.php?f=31&t=65845 go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110591 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11039 |
