Browse Forums Building A New House 1 Jul 03, 2013 11:56 pm So decided to start a new build thread to get feedback and advice on the choices we made. This is our first house and we are all stressed out with colour selections, bank valuations and to top it, building interstate! We are located in Sydney and are planning to move to Melbourne in coming months. Our land is settled and located in Wollert. We liked Amalfi in first look and decided to fly down again to walk through the house with their consultant in detail and decided to go with it - such a nice plan ! So, we got our preliminary quote(s) via email and decided to pay initial deposit once we had costings of almost anything we could think of, which obviously wasn't everything! We've had colour selection appointment last week and the problem is that we can't find same products here in Sydney to be sure of what we decided and with minimal to none experience with building, are now second guessing our choices. We wanted to go carpetless and decided to go with timber flooring in bedrooms and tiles in rest of the house. We first selected porcelain tiles but were told that they couldn't do it !! After being put off and asking again were told that they couldn't do it due to optical haze problem that other clients had complained about Back to square 1 - to find a new tile that would work with the theme we had in mind ! But I must admit, their inter designer was super patient ! Now that we are back, we reviewed our choices and are specially concerned with exterior colour choices (too light bricks or too dark other colors !!). We are getting standard Eclipse facade (part rendered) and our front faces East, which won't help with light brick colour or are we over thinking Feedback and advices welcome Brick Color : Austral Fawn Part Render (inverted U) : Peppercorn rent Garage door : CB Jasper Roof : Mallee Gutter/downpipes/meter : Jasper I will post some pics once I learn how to or can someone please educate me ! I am in SA. We have a Main Vue hope being built up our old street and it is a very delightful home- again- a signature look is dark wood, dark bricks, dark window frames, dark roof and dark panel lift door but they had a contrasting front portico render and it worked really well. The interior designers seem to know what they are doing.... the colours tend to be rich and warm colour palettes. I think your colours should work. If your bricks were dark bricks then the colour palette might end up being too dark but you have some contrast. Its really hard until it is all put together. We have been through selections and it was tough and we are building in the same state we are living in and so would be easier than your situation! Thanks Re: Building Amalfi 530 with Mainvue 5Jul 05, 2013 10:00 pm Hi there, So you will now be changing to a dark roof tile with off white window frames (white birch), lighter coloured garage and downpipes and dark fascias. Your render colour will be a lighter colour which will provide the contrast against the dark bricks and dark roof tiles etc. Seems like you are after a colour scheme similar to the thread below - scroll down when in the thread for the facade pic (but your garage door will be paperbark, not the dark brown as in the pics): viewtopic.php?f=31&t=20736 I think it will work too. It is probably a bit lighter than your previous facade colour choices but still safe as paperbark seems to be a very popular colorbond colour and it seems to work with most facades but I am no expert!. We are going with a charcoal roof, monument gutters, lighter fascias, light coloured panel lift garage and a lighter coloured render to contrast our liquorice bricks and we will also be having a timber stained front door. Our window frames will be white for contrast. Similar concept to yours I guess.....but ours will probably have more grey/white undertones to it. Went to Austral bricks and saw the roof and then matched render! Below is the image we plan to go with. Have emailed the color consultant to make these changes. Lets see what happens. Good job done by the consultant in getting everything right the first time. Made a further few changes that came to mind during the 2 weeks wait in receiving this document. Thanks. The brown tile is 300 x 600 Cat 3 Cocoa Pol Porcelain. We are just getting these tiles for ensuite and the estimate given at the time of selection seemed reasonable enough. I suppose with the change in the FHOG for Victoria which is relevent only to new home builds now, might have something to with it? I'm surprised that you don't have an administrator, who have you been dealing with, the sales persons? Had a few hiccups with the contract but all sorted!! Also, now waiting to hear bank valuation ...... Hopefully comes out fine. Anyone know what to expect in Wollert area?? Re: Building Amalfi 530 with Mainvue 15Sep 13, 2013 10:02 am Im not from that area, but i can tell you by experience that it is normal to receive a valuation under the loan requested amount. Banks typically don't have comparable sales to accurately assess your build, so they tend to give a more conservative valuation. You've probably heard this before...that extra luxury inclusions over the average isn't going to yield a higher valuation. All the best. Our valuation came in at contract price, we were suprised as we were expecting it to come in lower. This was with Bank of Melbourne. Fence up and site is being scrapped! Last week, we were asked to clear the lot of any grass, we were in middle of arranging that and now they have started. Had emailed my admin to get an idea of start date but no reply!! Got an email today from Site admin saying work started and we will be charged for site mowing as we did not get it done. Again...MV failing to communicate!! Anyway...will fight these charges once we receive the variation. Excited anyway...!!
