I think they allow for around $30 per sqm for tiles. I think... We were able to secure a "pre-selection appointment" with tile direct so we got a preview of the tiles that were available in the standard range. The tender presentation is pretty straight forward. They talk you through it item by item. One tip though - watch out for the tender expiry date. If you haven't started building by then, they will charge you $2000 to extend the tender. Expect that some items will be provisional costs, for example rock excavation. We got a $5000 allowance for rock and are waiting till the very end to be sure that rock wasn't a problem during the build. If so, they will give the $5000 back to us at the end. We also visited all the brick yards, tradelink (for bathtubs), roof tile supplier, garage door supplier, internal/external door supplier etc to see what we liked before we had to select. There is a price list that Rawson can provide you which outlines the extra cost of certain bricks, tiles etc. but generally I rememeber there being an added cost of $1k, $3k, $5k and up to 10k or so for bricks. We went with one from the standard range and are more than happy. We also negotiated a longer tender period with our sales consultant before we signed the tender. From 150 days to nearly 240 days as we were still waiting for some redundant telegraph posts to be decommed before we could settle on our land. We did mention to our SC about having a longer tender period as our land won't be registered until July (worst case) and we also have the option to request that rawson do not use our $3k until the land is registered or notification from us. Just had a quick read of your blog brick by brick (as I'm currently at work lol) and it's very detailed so will be going back to have a better read tonight. Can you tell me when the street has it's house numbers allocated? I'm just so used to it due to my job and I'm sure my husband being an auditor will come in handy when reviewing the tender and contract I've got a list of things to check when we get the tender and contract from the "things you forget" sticky post in this forum. The SC at the land sales office told us on the weekend our street is on track for registration in June/ July. The services look to be in and the road just needs the bitumen laid so I guess not far off? We did get a price list for the upgrades in the Metford display home so we have an idea of how much a few things will be. There's been a price hike too but the rawson SC said since we had the old price list we could get thoses prices...
