After reading many of the popular blogs including “thehousethatmatandjenbuilt- Jen1977, livingonthegrange, lamaisondemorgan- smorgzzz, benham33 - tarsha678, Our Benham 29 by Rawson Homes – duesseldorf67 and MelC who also built the same house It have been inspired to start my own build thread and document our journey, I'm sure it will help me to share my build experience and could assist anyone starting a new build and also get some honest feedback. I just want to say how relieved we are to have a forum where everyday people can share their building experience. My partner and I have recently purchased a block of land which will allow us to build the house of our dreams at our preferred location. Having read some of the 'horror' stories, it has definitely made us more prepared to undertake this experience with our builder. Rawson homes have always been our first choice. At first I found them to be very expensive however Rawson’s inclusions just blew the competition out of the water! And we ended up paying $3000 deposit towards our preferred land in early April 2013. The journey has since begun and we yet to have any hiccups. Our customer service officer Jess has been brilliant , we have had our plans drawn up, made few changes, initially it was a 4 BED, 2 Bath and 3 Living. Which we changed to a 5 BED, 3 Bath, and just two living space, including home theater.. Just a heads up, any plan amendments takes a minimum of 3 weeks to re-draw, this is the reason they limit the number of times you can make changes, as delays occur. We should have our plans back either this Friday or Monday next week and I will upload it once I have them. We had our tender presentation and meeting with head estimator Phillipp at RH HQ on Wednesday 06.01.2013, which went well, lots of things we didn’t realize will be needed, like retaining wall, but with the right landscaping/landscaper this will not be an issue. We also had our color selection with Julie on the 20th of June 2013 – I cant tell you how BRILLIANT she was, anyone who has yet to go for color app, strongly suggest her Our Tile appointment was with Karina at Tiles Direct on the 27th of June 2013 – Once again strongly recommend her Total upgrade for tiles were $3,201 (well worth it!) Here are our selection for exterior Roof Tiles – Monier™ Horizon Flat Profile Barramundi – Standard inclusion Bricks – Boral Escura Smooth Faced Choco Tan $2,999 Window, Gutter pipe and fascia - Monument $2,100 upgrade Driveway – Silver – Standard Inclusion Bi-Fold Doors to Alfresco - $4,880 High Ceiling 2600MM - $6,500 Splashback Window in Kitchen - $1,900 40MM Caeserstone Bench Top and Island in Kitchen - $4,150 Raised Platform in Home Theater - $600 Bulk Head in Home Theater - $600 Pivot Front Door 2340MM (H) x 1200MM (W) - $1860 And Adding $$$$ We are yet to confirm our total variation, as our CSA (Customer Service Agent) still needs to come back to us with all the things we want to upgrade in Kitchen and laundry. My wife and are also building the Metford 28 in Elderslie. Whereabouts are you building? We've moved the fourth bedroom more to side so it lines up with the garage then added another bathroom between the hall and 4th bedroom. We're meant to have our tender appt next week though so see how it goes. They seemed kinda rustic and worn. I would strongly suggest asking PGH for a list of properties before deciding. Ps: Hubby has done a good job by showing me how to upload pix! I cant wait to see your plans too especially ensuite to BED4, I went through lot of head scratching going back and forth, at first the drafting people said, they were not able to put shower due to not enough space, so i had to bring out my architecture talent (with paint shop! lol) to show how can this be done??!!!! three plans later they finally were able to out toilet/shower in BED4. I dont have the PGH price list at work, once i get home later today will let you know. Hi Robbie, Our brick list is dated as March 2013 and we got Lux inclusions as well as Rawsons 35th birthday bonus.. Which had some real quality stuff included.... Your plan looks good and what a smart way of adding the third bathroom there but can we have bathroom without the ventilation from outside? This is one reason why our bathroom was added at the back of BED4 joining with the garage.. I took the idea for the bathroom from another plan Rawson had where it was under the stairs without a window. There is just a fan externally ducted - not ideal but we wanted it to act sort of like an ensuite but also able to be used by anyone. I like it but still think there may be a slightly smarter option - hence I'm so keen to see how others have shoehorned in some extra space. The laundry leading to the mini Alfresco is to save getting the glass splash back but still have a view to the courtyard. Plus it also means that the laundry fit out will be done as part of the birthday inclusions. We'll most likely have clothesline in this courtyard too. Relocating bed3 door to be in line with bed2 looks a lot better in my humble opinion. We basically got that taken off and made bedroom 3 closet bigger and wider .. We have also aligned our alfresco to kitchen that way it looks part of the house Robbie, it looks like our plans are little similar am sure once you see our drafted plan you will have a better picture with sizes of the room and so on.. In ensuite we have closed off the entry from bed side In to the shower (hubby and I work different timings so couldn't have shower running whilst am trying to get every minitue of sleep hehe) we moved the sliding cavity door opening in to walkin closet and another cavity door between the walk-in closet and in to toilet/batroom! Have done at least 10-15 designs for it and the above posted plan is the best I've been able to come up with, without extending the depth of our house.
