Re: Rawson Homes - Our dream home journey - Metford 28 Trend 733Jun 05, 2014 10:22 am JTM robbie - only walls that are joined to the house will have a frame.. the garage where walls are free standing so to speak do not have a frame. They are however double brick for the lower 1/4, and have several "column" per wall. Thanks JTM - so in your place did they manage to get the roof trusses up before the brickwork to those areas were done? http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Rawson Homes - Our dream home journey - Metford 28 Trend 735Jun 05, 2014 10:52 am Thanks JTM - glad to see that it can be done before the brickwork. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Rawson Homes - Our dream home journey - Metford 28 Trend 736Jun 05, 2014 10:57 am @ Pinny yes it's our PCI, I can't wait! But there are a shortage of brickies in the area so it works out better to put the roof on first instead of holding everything up for the bricks. Apparently, the good thing about having the roof go up first is that the electrician (and possibly carpenter?) can do their rough ins at the same time as the brickies are working. I don't know what the down side is yet. I suspect there is one though. Otherwise it would be standard practice for the roof to go on first Makes sense I just assumed that these days the roof goes on first as work can continue. But any who. I'll see tomorrow if anything more has been done. 3 Rawson's in our little subdivision all had bricks first then roof, though other builders in our area have had roof then bricks. I thought it had more to do with the order they could book the trades than anything. Re: Rawson Homes - Our dream home journey - Metford 28 Trend 738Jun 05, 2014 1:09 pm ^^ I think it depends on trades, and your SS, as he runs the show. Most houses in our area have all been roof then bricks. Very few the other way around. Re: Rawson Homes - Our dream home journey - Metford 28 Trend 739Jun 05, 2014 4:33 pm roops Thank Onggie, i can't wait till next week Wednesday and hopefully if all goes well, I should be in by last week of June How exciting Roops! I hope everything goes smoothly and that if there are anythings that need to be addressed, they are all minor and quick fixes. robbie55 Hope there are some good tiles to choose from Mrs Grower - I was told that all this stuff was ordered before you started on site - was there a long time between your tile selection and contracts? Robbie, our colour selections were done on the at the end of October last year and the contract was signed in December but there were delays in the approval process. So ultimately, it's been about 7 months since our colour selections. It's actually worked out really well. I couldn't remember what our selections were because I didn't take any photos the first time around. I got a chance to look at our selections again and was 100% happy with everything except the floor tiles to the wet areas. Thankfully, it was just the floor tiles to the wet areas that were out of stock and we were able to pick something else within 5 minutes. SheridanBenjamin I thought it had more to do with the order they could book the trades than anything. Bingo. That's exactly what my SS said. Re: Rawson Homes - Our dream home journey - Metford 28 Trend 740Jun 05, 2014 4:40 pm Met with our SS today, he is amazing, really top bloke!!! Our bricks are there too! Super excited, he said there were drama with the bricks and we nearly didn't get them and would have had to re-choose! Because it's raining he said probably Tuesday's the brickies will come and it will be a 2 week job. Another bonus, the bricks are a lot darker than when we choose them! We are so excited!!!! robbie55 Can I ask a question about the brick vs roof order. Our wall frames are up but not roof trusses. I think one side of our garage will only be a brick wall without a frame. Is this right or should all walls (apart from where the garage door goes) still have a frame? and if there is only a brick wall on the side of the house how do they install the roof before the bricks? - Hope that makes sense. SheridanBenjamin 3 Rawson's in our little subdivision all had bricks first then roof, though other builders in our area have had roof then bricks. I thought it had more to do with the order they could book the trades than anything. Spoke to the SS about this, the official word is, it really just depends there isn't any order of operation. It's which ever materials they can get first. Why you gernerally see roofs first, is the materials are more accessible as opposed to bricks. A reason why they would do bricks first as opposed to the roof is because some facades are too tricky to build after the roof, eg too much cutting involved.
