We took the flooring and the carpet out - I think for memory that we got $11,200 back. For us we have 600x600 tiles and we would have been up for $10,000 or so upgrade costs if we went through Rawson for these. I would go back and speak to them again. For some reason because I am a Rawson customer they cost me over $7300 and this on top of what I am already paying Rawson. Neither the tile supplier nor Rawson seem to want to discuss it. Its either pay up or choose something from the standard range or ask for a variation to remove the flooring (and only then will I find out what that figure would be). Im more than happy to pay a reasonable amount and get it done now but to pay Rawson and pay the tile place more than anyone else would is just insane. I was told by the person that worked for the tile place that Rawson use that they get an additional $15/m2 to tile the 600 x 600m. If the are paying that much more to the tiler, they are adding a markup for admin costs etc to then bill to Rawson. As Rawson (and most builders) use the HIA contract that allows them to charge a builders markup on variations, so they are charging probably about 20% on top of the what it is costing them - this is why you are being charged the hefty price that you are. If you went in off the street to buy and have the tiles laid, you would have to only pay the tile company for the labour, you wouldnt pay rawsons tile markup and you would get it for the price marked in the shop. I know that it is frustrating as you can do it cheaper yourself, but you have to think whether you want it finished before the house is handed over, or like I did you do the tiling after handover. Our tiles were only $20/m and they cost $3,000 for the tiles themselves, over $1,000 in glue and grout etc and then we were charged $7,300.00 to lay them. So it still works out quite expensive. I chose the tilers that I have always used and I know that they do a great job. The tilers that were supplied by the tiling company I was not that impressed with, so I am glad that they did not tile my whole floor or I would have been very unimpressed. Tiles have a sticker showing $45sqm. They will not lay with a screed. The most expensive we have found the tiles elsewhere is $40 at di Lorenzo (that do lots of other builders) otherwise the most expensive independent tiler is $25sqm (the real price is around $20sqm). No tiler (including the one we used for our last reno) will lay without screeching and its $60psm using screeding/levelling systems etc with 1.5mm grout lines. I'm far better off in terms of cost and quality to do it after handover but was really keen to get it all done before - Rawson are installing all our lights etc so I'm not trying to be tight and happy to pay a premium for convenience but this is too much. Privately we would pay $6800. Through Rawson we pay $7332 (just floor not feature tiles etc) plus at least the tile allowance of $2200 that we're already paying (im sure id get back more if i took flooring out) so $9593. Surely applying some sort of discount and keeping the job would work out better for the tiler and Rawson. Agree with you Robbie... we had a issue with this too. A normal business model of having 1 supplier would be more business runs through them so you can give a greater discount due to volume. But no, its being used for charging more money. We were (well my wife more than me) annoyed that we have only one tiler to pick as they dropped their second supplier just before we came on. You would think a builder would use this in a good way, instead you walk out knowing you just paid more and hence leave a bad taste for Rawson and TD. Very backwards I think. Yet the prices you actually pay when you get almost anything done, which you organise yourself, are discounted - particularly with stuff like tiles, it seems. I can understand why they do it, too ... it's part profiteering, but it's part the amount of time & effort involved in dealing with any discounts. He rang after he went to the block this arvo to find that nothing had been done. Apparently plumbing is happening tomorrow, then the concretors will be back to to the slab. Hubby, who is a concreter, said it will be about 3 days of prep, then pour on the forth day... So maybe sat/mon weather permitting! SS said frame will be delivered on 20th and carpenters will be there the next day. Then bricks/roof - will happen, not sure yet what order, will depend on the deliveries and what tradies are available first. Any pics of ur selections yet? Plumbing is mostly done, just waiting on the finish of the toilets to be done. The tiler has frustrated us the most. First waiting for forever for him to come back and finish, and now he goes and does the bathroom and ensuite splashback tiles the wrong way!!! He did them fine in the WC??? Yep, we are just as confused. Basically, we chose our wall tiles to be laid horizontal... so he decides the splashbacks should be portrait??? umm no.. You can re-do those now. Having cord issues and internet at home so will have pics up over the weekend on the blog of progress.
