Browse Forums Building A New House 1 Jun 25, 2013 9:19 am Hi All, I was wondering if anyone may have access to a thorough list of all items\materials to consider when building a new home (duplex). My brother and I are considering sub-dividing our block and just want to start putting some thought into everything that goes into a build. Over the next year we plan to start visiting display homes and duplex builds for sale to get an idea on what we may or may not like. If we could get our hands on a comprehensive list of items that we can begin to start getting an idea of what we may like. I understand different homes have different requirements, but a basic list of things that go into every house would be a great start. Currently had a summary page 32. I can probably have a go at a list. Carpets, tiles (flooring, bathroom flooring, shower tiles, feature tiles), bathroom fittings (taps for sinks, bath taps, shower mixer or taps, shower head, vanity, sink), kitchen fittings (cupboards, benchtops, appliances, taps, sinks), Light fittings, Fans, Doors and door hardware, powerpoints, wardrobes, windows, think about the kind of skirtings and cornicing you want and then obviously what colours to paint everything. Think about environmental features and do some research on those. Look around your current house and just make lists of everything you like and don't like about it. To be honest, all these things are secondary to a good floor plan which I suggest working on yourself, figure out how big the block would be and start drawing things up, again, using your current house for inspiration. Hope that helps! edit: I forgot to mention some other things. Are you going to project manage the build yourself? Owner build? Get a builder? Is it a large project builder or a small custom builder? Will you employ an architect? If you decide to owner build or project manage yourself, you have to think about concreters, plumbers, electricians, plasterers, chippys, brickies etc. and when they will all fit in to the schedule. If you're with a smaller builder you have to organize plans, engineering and council. Project builders are often easier because you decide from their plans and then they do all the hard work while you mull over colour choices. I have chosen a small builder and done a lot of the work myself but the builder will be taking over once we're approved to build. Things to think about.
