Re: final drawing is done, comments welcomed 3Jun 21, 2013 8:45 pm I like it! Does the window above the sink open in a way that you can pass food/drinks out to the alfresco area? That would be great. Your family probably differs to mine, but I'd reduce number of toilets to increase space elsewhere. Eg, delete toilet in room 4's ensuite. The door location for bedroom 4 also occupies a lot of space, though it might add to the visual interest/sense of space in your hall way?? I'd be tempted to change door position for bedroom 4 to main hall way, then double robe size (for a WIR) or increase ensuite size. Thinking out loud.... No doubt, you have a reason for the way it currently is. http://www.housebythewater.wordpress.com From blank block to new home in Mandurah, Western Australia. viewtopic.php?f=31&t=65564 Re: final drawing is done, comments welcomed 4Jun 21, 2013 9:16 pm Lovely house looks really huge so the tiny robes in the bedrooms upstairs stand out. Could they be bigger? Re: final drawing is done, comments welcomed 5Jun 21, 2013 9:39 pm Looks great 6v87qe ! Will you be having bifold windows on the kitchen window? It would be awesome if you did I know you have the media room but will you be putting a TV in the family room? if you do, maybe have a long window up high so you can put a TV underneath it, otherwise you might struggle to put a TV in the room as every wall is window'ed or door'd. Can't wait to see what you come up with for the design! Beautiful plan! Re: final drawing is done, comments welcomed 7Jun 21, 2013 11:23 pm housebythewater I like it! Not sure whether the second storey will have brick walls or not though. Re: final drawing is done, comments welcomed 16Jun 26, 2013 1:49 pm I'd suggest using sliding and/or cavity doors for your pantry, linen and wardrobes to avoid door conflicts. This is particular apparent upstairs in the ensuite where the shower and entry doors come quite close to each other. I'd also suggest avoiding the laminated ends for the WIR and switch to plastered walls there. The laminate will age a lot faster and might look a bit ******* long term. HD Re: final drawing is done, comments welcomed 17Jun 26, 2013 1:53 pm Also, pay close attention to sound proofing. You have your master bedroom over the garage so if you and your partner start your days at different times this could be a problem. Similarly, the back of the house has bedrooms directly above a living area. TV noise, conversation, etc could be annoying up there. All easily fixed, there are great soundproofing products available these days to put in your ceiling and walls. I'm using SoundStop plasterboard on my walls and ceiling along with R2.0 SoundScreen insulation inside the walls. If I was going with a two storey build I'd do something similar in the floors.
