Browse Forums Building A New House 1 Nov 28, 2013 8:02 am Hi all, I am choosing between 2-storey floor plan designs which are giving me quite of a dilemma: 1. One design has the master bedroom at the back of the house (which gives us privacy and a nice north-east wind) while the other has the master bedroom in front of the house (nice district views but facing west) 2. Laundry room near the dining or living room a no-no??? (noise while the washing machine is running) What are your thoughts? That way as you say you don't get the noise from the street, however that means our other bedrooms do. As for laundry, you'd probably want to put it off a hallway if you have one, rather than off dining/kitchen but the plan may not permit. Can you link the plans? Unfortunately most designs have the master right at the front which limits the number to choose from if you are buying from a volume builder like we are doing. Remember a west facing room will be hot at night in summer as the sun is streaming in until late in the evening. And an east facing one might have the sun wake you up early unless you have block out blinds. So pick which one of those annoys you least. I do quite like the master at the back, but I actually like them more in the middle… or 1 room back from the front more. But, my husband hated the thought of our future kids rooms at the front and us at the back. Me? Didn’t really see the issue given our location. Our street is a small, quiet court in a small section of the estate, But, we ALL need to be happy with things, not just me Our master is at the front, facing east and we are quite happy with how it will be. Quiet street, towards the end of the court and not on a corner so no biggie for us. I think it depends on where you’re located, taking the rear views in to account, how busy the street is, who lives in the house (kids/no kids and whether or not you care if they are at the front or not) and just personal preference in general! We figured we'd probably be using the rumpus so don't need the quiet as much as they would. Also, we purposely moved our laundry away from the bedrooms and placed it between our garage and family room and bulked up the walls with thicker insulation. I'll have it at the back then. i prefer a more quiet time when i am in the bedroom. the ensuite will be on the southeast side while the bed will be on the northeast side. cinder, not yet familiar on how to upload photos here but i will do soon. the plans have a hallway leading to the kitchen then to the living/meals area. along the hallway are the staircase and the laundry. since the builder is quite flexible, i wanted to have the laundry moved to the other side of the hallway which means it will be on the living room side. might not be a good idea then. I've read a lot of people who don't want the laundry near the bedrooms, but I don't really understand why they do this. I don't want to have to take my clothes from one end of the house to the other to do the laundry, I like just going into the next room. I can understand if you work night shift and might be sleeping while the dryer is in use during the day, but otherwise unless you do laundry in the middle of the night I don't really know why the laundry needs to be far away from the bedrooms. Plus, I suppose, it might disrupt a sleeping child if near the bedrooms. Can someone explain the reasoning? I do my laundry at night because it's most convenient; chuck clothes in at night and hang them up in the morning. I'd rather have this convenience, and need to carry the laundry hamper to the laundry, than have the convenience of having the laundry closer but lose the convenience in being able to run the machine overnight. The reason I've thought about this is 'cos the rental (while we build) has the laundry next to one of the bedrooms; and it's annoying! But from a money-saving point of view, the electricity is cheaper then too. We don't have a dryer, but when I lived in a shared flat it was quite common for the dryer to be running at night too, so that just-washed clothes would be dry by morning. I don't think I'd want the laundry near a living room, but if it was a dining room that wouldn't bother me; I've never used a "dining room" except when entertaining, and either washing or drying while entertaining wouldn't be normal for me. Obviously if you could design the house to avoid this situation that'd be good; but I don't think it's a huge problem. And if it might be a problem, get sound insulation installed in the shared wall.
