Browse Forums Building A New House 1 Jun 20, 2013 8:01 pm Here is the rough draft of our floor plan - it's been sent off for first proper drafting. It's a modification of a Plantation Homes design, the retreat. Some details are missing from here but I hope it's clear enough. North is to the left. The area near the laundry is a bit of a work in progress, basically we've added depth and that little nook area that we enter into from the garage is designed to be a little "mud room area" (i.e. a place for dumping shoes in baskets/bags on racks/hats/keys on a little console etc). The rooms are somewhat mislabelled for their actual intended uses. The "theatre" we'll be using as a playroom/rumpus, then as a separate sitting/living area when they are older. The "rumpus" will actually be our study (or possibly nursery until the baby in question is old enough to go further down into the kids area) and we stole some room from here to make the main bathroom much bigger. The "study" will be a flexible room, either guest bed/study/gym or 5th bedroom depending on how many kids we stop at! There'll be a double glass door to this room, not open as it appears on this plan. To me immediately the internal toilet with kids is not the great - exhaust fans with windows work better IMO. The bathroom area seems relatively too large ?? needs to be worked a bit. And you have a lot of space at the laundry area - I would make a larger walk through laundry with more built ins so it can be neat and functional and steal back that space into your living areas. Thanks for the feedback Bluesteel! What's wrong with internal toilets with kids do you reckon? They'll have exhaust fans... Not sure how we'd be able to rejig it anyway, it's a rather wide footprint and if there's going to be one area without windows powder rooms seem to make sense! :s Yes we need to measure out the bathroom area and mark it on the ground so we can visualise it. We did want quite a big floor space in there, mainly because the place where we are now you can't even swing a cat in the main bathroom and it's a nightmare trying to dress/bathe/brush teeth of more than one child at once. Once you put a little stool and a laundry hamper in there it's SO cramped I can't do anything without banging my elbows on something! So perhaps we've over compensated.... hahaha. Yes and the laundry area is a work in progress. That's a walk-in linen cupboard, and the area to the left of it is going to be our "mud room" area so we'll probably build a little nib wall projecting out there to define it and separate it from the laundry a bit more. If you take away the WIL and mudroom area it's a standard laundry size. Thanks again, any other thoughts bluesteel or anyone? Altered Pl@ntation Homes. 4Jun 22, 2013 8:32 am i would extend the alfresco so if you want you could walk out from living area also you could then have an outdoor kitchen /bbq and the side where the theatre room and living area would push out the wall making both areas larger then you do not have the bit sticking out. with the minor bedrooms to have more space i would have sliding doors to wardrobes instead of doors . but all up good plan this is just what i would do Re: Please critique my floorplan! Altered Pl@ntation Homes. 5Jun 22, 2013 10:21 am I would keep the study as your actual study and make the rumpus your 5th bedroom. You could also swap the living and theatre room around. Make the theatre area open plan to be your living room and you could close off the current living room to make it a playroom. This way you could see the kids playing if you are outside entertaining and as they become teenagers, they can go in and out easily. The plan looks great and very functional! And I'm afraid both me and hubby like hinged cupboard doors rather than sliding which drive me insane. :s Hopefully the bedrooms will be big enough to manage hinged doors... Could you manage a 3 door robe in each? Maybe a robe in study too, and overheads in laundry. Just think it could do with a bit more storage. How big is the home? Love double basins in bathroom and toilets being powder rooms. Are you planning for a lot of kids If it is for the pool, so they don't have to come into the house as far, why not delete the internal one? And just have the pool access one as the main toilet also? It would then either give you a bigger bathroom, thats a better shape or more storage! Which Retreat home are you building? We are building the 20m Q2 and have also modified it quite significantly - swapping the location of the master suite with the garage as ours is a battleaxe block with north being at the end we drive in to. It's been hard finding a design to suit, so we were really pleased that Plantation were open to changing one of their custom ones. I have had a look at your design and others comments and can't see anything that hasn't already been mentioned. The main thing for us was getting it positioned for the outdoor living to be at the north/ East side and to ensure good air flow through the house. So siting on your block will be important too.
