Finished building in 2010 and thinking of doing it again in 2014. Bought the block (well the bank did) Its a good sized block of 920sqm We want lots of rooms north facing (currently we have living areas which is just lovely). I used floorplanner.com to do a plan - might need to cut down on size - queensize beds give an idea of scale. Front room is for one of our parents to live with us if needed. Stairs are in case we would use a loft space. What do you think? You could put a sliding door on the north side wall of the front bedroom to catch the north sun as well as giving direct access to the rear yard. It's screaming "please put a verandah on me along north and western with sides with sliding doors from each room". I'd delete the study in between bed2 and bed3 and place the robes long ways, one between 2 and 3, one between 1 and 2 as sound barriers. I'm sure the inhabitants on Bed2 and Bed3 would trade a much larger room rather than a common study space. It's certainly a good start, well done. Re: House Plan Opinions please 6Jun 19, 2013 9:49 pm My husband said delete common area/study - but I did not want kids (who are only little now) to live in their rooms (a pipe dream...) - sliding doors on all north windows an option. We did not want a verandah because of blocking the winter sun but will probably have retractable shade sails in the corner covering living room windows. Other option is a verandah with a deciduous vine - but maintenance then becomes an issue (for me..) Thanks for you input will keep sketching. I used patio doors instead of windows for a north facing design like this which worked well for family rooms. One thing is to make sure you get a good quality one for the one you will use the most. The track started to wear badly after around 5 years use on the one we used regularly. A small thing - but for walk in robes, and en-suites, doors that open outwards (Into the bedroom) usually work better. The Harder You Try - the Luckier You Get ! Opening out doors make sense ? risk of wacking into someone outside the door?? That's why I only suggest it for the bedrooms where its less likely to be an issue. I would also put CSD's on the WIR's and Pantry, this will give you maximum storage in these areas. My main concern is Beds 1 & 2 having adjoining walls. Can you move the closed off study between them? Or swap your bedroom area with the WIR and ensuite?
