Also looks like the door in the powder room when opened fully will hit (or narrowly miss) the toilet bowl? I generally don't like that in bathrooms where the door "cuts off" the toilet. Also, can the guest ensuite door swing the other way? Like in your main bathroom. Otherwise the door will have to be shut every time you want to use the handbasin or bench etc. Would be annoying to shut if you were just ducking in to wash your hands or whatever. We are probably not going to go with room upstairs initial quotes make it not cost effective - but hopefully can make something work - we would have pushed upstairs if we had a view - but once you add stairs, structural requirements, ac issues, etc etc it was not worth it unless we sent lots of rooms up which we didn't want. A door stop should stop the door hitting the toilet. As I said above - the plan above was not viable in our minds because of the first projected cost. It also made us take a good look at why we want each part of the house. So upper storey gone and house smaller by 70sqm. The part I am not convinced with is the main bathroom. There are limited options - because we don't want toilet or shower on the bedroom wall. Also have read some debate on the double vs single basin debate. This hopefully will be our house for next 15 years at least, my husband and I don't use bathroom at the same time and we have two kids. I have taken all double basins out. Thoughts?? I am guessing that when you entertain this will be the bathroom most used? It is going to be quite awkward getting in and closing the door so you can use the toilet. Only reason to have them, for us, is for resale. But can't see living somewhere for 10 years with something for resale alone. Is up for debate.... All the vanities could fit double basins. Powder room wall made flush with guest room which makes the ensuite longer - more room for older person access. We use the ensuite at the same time often, but never need to use the sink at the same time. Can you switch the toilet and door in the powder room so the door opens against the window wall, or are you trying to avoid having toilet against guest room wall? For me I think if you are going in there you expect to see a toilet. More likely to be going in there to do your business rather than just wash hands. Def agree with main bathroom to hide toilet. Anyway personal choice. With regards to two basins again personal choice. We are having two because my hubbie do use them at the same time. Drives us crazy working around each other so def want my own space. I think our kids will be the same. I also am not a big fan of cluttered vanities so two sinks will encourage to use drawers underneath. My hubbie came up with the idea of power points on the side wall but inside vanity so you can plug appliances in there. Such a great idea! Good idea to move laundry. We have a corinthian interblind door for the laundry which you might like to consider. Also what about cavity slider for ensuite in guest room? Just thinking with oldies it is entirely possible that they will be at the vanity with door closed and someone will walk in and may hit them with door? Have you thought about dining table location? I am guessing it will go where you walk from the front door into the kitchen area? Just not sure how it will be walking around it if that is the case? Just trying to think of some practicalities Re: House Plan Opinions please 57Jan 23, 2014 8:41 am Should have plenty of space on the garage side of living room for dining table we have exactly same size living area now which makes it easy to visualise. Might make the ensuite door face outward into the room for safety and ease of manoeuvring. We also have power points inside vanities makes it easy to charge shavers, toothbrushes and also one in laundry cupboard to charge stick vac. Thanks so much for eyeballing. Re: House Plan Opinions please 58Feb 08, 2014 6:25 am Started to get quotes - have gone single storey and dropped 45 sqm which we really did not need. Still a big house but will be multi generational. Quotes have dropped about 60-80k losing the 45 sqm and upper storey (but footprint larger). Pretty happy - powder room could be re jigged. It went from a big double storey to big single storey. We have a big tree to keep clear of, there may be a grandparent living with us (so the multifunction would be subdivided at that stage to make a bedroom and living area), we want a lot of northern light and heat in winter. The mud room is behind the kitchen (label disappeared), north is at the top. Any comments, thoughts are appreciated. I think we all know the feeling of looking at our own plans again and not seeing the obvious. Thanks in advance. We need to catch up with all these SA builds zooming ahead.
