Our land is lot 22 (in red) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 1. Is it correct that our back yard is facing North? 2. I understand that we can only build a home 60% of the land total area. Given our block of land is nearly 420m2. Does that mean we can build a 250m2 (27 sqm) home? We've thought that if we can't build more than 25sqm home, we're not going to build. I'm not sure if the 60% rule is applicable everywhere. but for Wyndham council (Melbourne west area) , it is 60% max. Note that 60% usually means your roof line. so you can hard pave/concrete more than 60% as long as the roof line is max 60%. Hope this helps. No reason not to do a double storey house on the land to get more space in your house. There may be different wordings of different rules, so this may not be correct depending on the exact rules in Maribyrnong. 60% sounds more like a floorspace-ratio than a "footprint" to me, although being a smaller block in an inner suburb the rules probably do allow you to cover more of the land. Our council (and NSW CDC) regulations don't allow a floorspace-ratio higher than 50%; but you don't need to count any outdoor areas at ground-level nor voids. However, we've got a different rule & different calculation for footprint (which does include alfrescos etc). You've got all sorts of challenges there with design guidelines, heritage restrictions, neighbourhood character requirements... I suggest you go to their town planning site and read through all their requirements... and engage an architect to design it and ensure it meets all the criteria and coordinate the process. Would you consider accessing the separate toilet from the laundry?
