boundary survey

Hello all

As part of my build contract i signed on the weekend my builder has included a boundary survey, priced $660.

Its a block of land in a new subdivision and it has been pegged out in the last few weeks.

Is it really necessary? i am building on the boundary.

We had the same in our contract, however it was explained to us that if the pegs are all still there when the builder commences, the money will be refunded at the end of the build. Maybe that would be the same for you if they are all in place at site start?
Pretty sure your builder is just being lazy. Re-surveys are largely unnecessary.

Cant even see it being that - all the pegs are still there, even the marker pegs.

Going to have a talk to them and see.
Just emailed the sales guy.

He is still pushing for it to be done with reasoning neighbours or heavy machinery might move it.
Seems a bit weak too me.

Im happy to put some marks on the surrounding paths and confirm measurements now and before the build. (using http://www.anewhouse.com.au/?p=393 and http://www.anewhouse.com.au/?p=386)
i could understand if you were missing pegs but if all pegs are already there then there should be no need to re-survey/re-peg.
we had ours re-pegged but we knew we had 2 pegs missing.
well there is no budging on it.

do you have to go through the builder or can you opt to get someone else to do it?
ours through the builder was $605 which i have heard is not cheap.
If i got to pay it i may as well just leave them to do it for the few hundred at most it might save me.

That way the liability stays with them.

If it was up to me id just go off the pegs already there and verify them with a tape measure.
You might find that they later decide they don't need it and refund it. Our builder wanted to do one, I tried to get out of it but they insisted. It was about $800 for us. But in the end they didn't need to do it, so they are going to refund the money to us.
