I quite like a more rustic look though. I don't like jarrah that much I know Victorian ash is a front runner but its supposedly soft. So I am not sure. I actually almost settled on a dark timber or bamboo myself, but have since changed my mind. I'm on the coast and want more of a beach type feel, plus the cleaning bothers me. I have friends who have a dark bamboo floor, which never looks really clean unless its been swept within a couple of hours. If you have kids or pets it amplifies it even more obviously. I think dark floors leave you less furniture options also. Just my opinion of course. Probably the best looking hardwood floor I've ever seen was Brushbox with a satin finish. Beautiful. Too bad it comes in about double the price of bamboo. I wouldn't be too concerned about not re-sanding the bamboo either. As I'm told by my mate in the industry, most people in 15 - 20 years time change the floor with the fashion of the time anyway. Few re-sand. If budget isn't a concern though, I'd go polished hardwood every time. My grandmother has had the same floors my whole life and my mothers too . So my preference will always be wood, Although wood floors in America old tend to last Several lifetimes . Much like the floors you find in some of the heritage homes. A good sand Is all you need and A lick of polish and maybe some stain if you are so inclined . Our lawyer as you can see has a sense of humor. So now that the land is finally ours the next step is the gallery appointment on the 31st of July. So far I have been more than impressed with Simonds in regards to the color choices. I have not only a manager following up on my questions as well as a Customer Coordinator so that is a positive. So today we went out and finally finalized our purchases and paid the deposit with E & S Trading. I have to say I was pleasantly surprised. Not only did they match a HN quote but blew it out of the water. The deposit is about 10% higher than what HN asked for but really does it matter when all is said and done it will all need to be paid for. I am not sure if they will be going in the butlers or in the main kitchen. My partner she didn't believe that it would really take all day and frankly I was skeptical myself but It took the whole day and we still have to go back for tiles and electrical. Bathrooms Toilets for all the bathrooms: just the standard caroma I didnt feel strongly enough about the toilets to upgrade them. I thought the ones they provided were just fine. They are all similar although the original Opal spa was a touch too small to fit two comfortably. We went out to the showroom and the sales person explained the one we were quoted has the same price as the slightly larger pearl which was extremely comfortable for two and then there was the Endless necksage which has extra jets around the neck area. My partner has a bad back hence why we decided to go for a spa vs a normal jetted tub. When you do get quotes from multiple places and let them go at it. I got a quote from E&S with a promo they were having. HN matched it and the E&S went even lower. The Big black oven was originally 8k we only paid 5.5 i think maybe less. I don't have the paperwork with me. I'm pretty sure i could have got it lower had i not been tired of driving back and forth.
