I think our site costs were estimated around the $12-15k range when we had the estimate done. I think it's fairly flat from memory! Yep originally wanted to check our Orchard Rise but no one was there so went down to Boulevard. Everything on the right hand side on grices (The BVLD, Circa, Berwick Waters) just landed on Clyde Nrth instead and should be less in terms of land prices then the Left side of Grices... Brought land from Bvld stage 4 waiting for land to titled expected late Dec/Jan 14. henley is building on our land and originally quoted us for just under 14K for land with frontage of 12.5 and 32 long but quoted us just under 10K for a Double which is what we are going to build. So excited! PS if you're thinking of either Berwick Waters or Orchard Rise, becareful cause Henley was telling us they are having issues with site costs etc as the land isnt flat like Bvld and some areas are sloping etc your site cost will be expected to be more and they may not fix cost those types of land cause site cost may end up blowing out to be more than quoted... We are building Sahara Q2 and it wasn't easy task to select the house design. We are going for our colour appointment in couple of weeks. I think this estate will be a premium estate because of their design guidelines. Have Henley done a soil test on yout land yet? Are you subject to BAL? LOL so many questions for you, sorry! I'm just curious regarding the flooding cause i just saw it in our land contract and everyone's been mentioning the BAL so yeah... We've been to lot of builders and no one ever mentioned about flood prone zone. Henley locked my site costs in for a little under $12500, then after that was done they told us ewe were lucky we had signed as the site costs were going to be extremely higher than that. But that was our agreed value! Lucky for the fixed sit costs! Our sales rep told us they were having lots of issues regarding site costs at berwick waters not sure which area but other builders seems ok with it. We contemplatedwith the Monaco q3 as well but decided that since we were moving that far out that we wanted to make the best out of it ao building the Beckham with henley. Our land settled on xmas eve and we received our da approval and building permit on the 20/12 so hopefully site start soon! Gooduluck with ur build how far along are u in ur paperwork etc? We settled the Land in November and had our site start on dec 6th! Its quite exciting. As this is my first house I thought that it was more than big enough and when it comes time for me to start a family thats when I will probably look at something bigger. the reason for some of the high site costs has something to do with the land, My block had A LOT of fill on it and they wanted to put piers down into the clay etc.. Then we got a second evaluation and we had to have a raft slab over a waffle pod, which is a good thing IMO!
