Browse Forums Building A New House 1 Jun 13, 2013 4:43 pm Hi, We are in the process of signing up with Carlisle Homes for building a double story and are very confused if its worth to go for post handover tiling. We were offered about 7.5K for tiling for about 110sq area by them for laying the standard 400X400 tiles, and we are not sure if they look good enough. SO anybody who have gone through this process even with other builders, if you could answer these questions for me please, that would be really helpful. 1. If you have choosen 400X400 tiles - do you think they are good enough or do you regret? Could you share some pictures if you don't mind? 2. Have you got any other quotes for 450X450 or 600X600 tiles? how different were they assuming the tiles are ceramic and not over the top in terms of difficulty in laying. 3. If you have choosen to do post handover, what are your experiences? Do you suggest that to anybody else? What are the things to watch out for? Our concern is if could still live in the house why we are getting this organized as we don't want to leave the house on its own after handover because ours is a new suburb. How many did it take altogether to organize and to lay them? Suggestions/thoughts would be highly appreciated. I'm waiting to get the pricing first then to decide whether to go for post handover tiling. I'm pretty sure post handover tiling will definitely save lot of money but you have to watch out for, 1) Good experience tiler 2) Cutting tiles inside can generate lots of dust, so u have to get tiler to cut it outside to keep the new house clean 3) Builder wont be responsible just in case tiler done any damage to carpets (in case) To answer to the 3 points you've posted; 1) We've decided to go with 600 x 300 tiles as they looks pretty awesome. We've checked few of our friends houses who put this size tiles and they looks really pretty. Having said that end of the day it all comes down to your personal choice. If you like you wont regret it later 2) What I heard from Beaumont tiles (Oakleigh) was that there's no much price difference between 600x300 vs. 600x600. it's the labour cost that differs. 3) If I decide to go ahead with post handover tiling I would do soon after the handover before we move in to the house. Else it's going to be lot of pain, this is my personal view. This is my 2 cents so far. I will update you once I get into more details. hope this helps, sorry this is all I got so far. Thanks Harishka, Can I know if you have already finished the tender what was the cost of 600X300 tiles? also tiling area , a rough estimate of sqm would give me an idea! I am not too sure how 400X400 tiles will look like once layed? so very confused at the moment and not if our budget will allow us to upgrade? We put 600 x 600 rectified porcelain throughout ground floor inclu powder room. We only did powder room with the builder because to have the builder to the rest was going to cost twice as much compared to doing it after handover. So, what we did was went to Beaumonts and ordered the same 600 x 600 porcelain tile that was going in powder room. They linked our order to the builders order so all tile were from same batch and delivered at the same time. The price we paid going direct to Beaumonts was half the price per metre then what were paying thru the builder! When the house was ready for bathroom tiling we met with the builders tiler onsite, and they made sure that the powder room tile would line up with the same tile we were going to do after handover. The builders tiler as did the floor tiling after handover. BTW the builders tiler was excellent. We are also planning to do what "ourlindarum52" mentioned in below post. Best thing is to get this done post handover in order to save lot of money (builder keeps 20%). Our house is double story, the Main ensuite will be tiled thru the builder but the entire lower level will be tiled post handover. We are putting just the basic standard tile in the lower level toilet and laundry as we are planning to rip them out when the main tile is layed. Price wise we found the builder to be about $30-40 per sqm more than what i can be done for post handover. Also we found that the the suppliers the builder use (beaumont or National) dont have the range and quality of tiles that many other tile stores do. Its a lot cheaper. Both companies I have quotes from so far do work for the builder I'm with and will be laying the wet area tiles. So they can let themselves in to measure up and deliver the tiles for the living area etc just before handover. I have chosen a 600 x 600 tile as I think the larger tiles look far more luxurious although my ultimate preference is hardwood which is probably a little over my budget.
