According to my tender I have paid my builder close to $3k for a H Class slab upgrade. However, from a quick glance a friend told me that the slab used by my builder is only M Class. According to him, the H class slab requires some top bars that the builder subsequently decided are not necessary. If this is correct I'd like to question the builder and get the 3k remitted. However, before I approach I'd like to make sure the Top Bar is the only difference between H Class and M Class. Can anyone pls shed some light between both the visual and non visual differences between the two slab variants? Think a lot of builders recommend the H Class upgrade. Just not sure if they end up actually providing it. Any comments most valued. FRom when we signed our tender back in 2011 up until the final consolidation before our build (back in Feb/march 2013) we were being charged over $3k for an upgrade to H slab. We were originally told that a lot of homes in the illawarra needed this upgrade slab due to the 'swampland' nature of the soil etc. Upon reading the 'post contract' variations in our consolidated report before the build we saw that Clarendon had downgraded us to an M class slab again but not refunded any of our money!! It took several emails and calls to actually get the confirmation that yes they had changed the slab class a a H was no longer needed and we got them to put it in writing that they would refund us the difference when final payment is due for the build. If it helps you can view my blog (link below) and look at the photos of our M class slab (prep/waffle pods and then slab laid) or have a look at the photos posted on this thread viewtopic.php?f=31&t=63095&hilit=clarendon&start=60 One thing you will need to make sure you obtain from your builder prior to handover is the Engineer’s certification for the as executed works for the concrete slab reinforcement, if applicable, sites retaining walls, any supporting structural steelwork & LVL beam/s, if installed. - Perhaps you can ask your CSO/CLO for this certification now rather than waiting? We were told that the steel going through the slab was a lot thicker than normal. I think for memory they were 16mm thick. It is also a very thick slab, not sure if this is because its a H2.
