Browse Forums Building A New House 1 Jun 04, 2013 6:17 pm Hi everyone,
My husband and I are building our first home after getting married in January. We are very excited to own our own home. Just though I would share our progress for others interested in Mainvue homes with pictures to help out. We are building the Amalfi 528 We put a holding deposit on MV's promotion at the begining of December last year, getting married in January we wanted to make sure all wedding expenses were covered before we went along and brought a house. So after working out our finances we decided to go ahead with MV. MV's spacious and practical floor plans is what has stolen our hearts. So here is how our process has been so far. MV haven't been too bad to deal with although their communication is not so great. Getting a quote written up taken has many phone calls and visits. Getting our sales consultant to respond to emails and phone calls really took a lot of effort, to the point we were worried about building with them. After getting our quote done things have been easier. I think it would help immensely if MV supplied information about available upgrades and pricing from the beginning instead of us questioning everything. It would just allow us to work out what we could have and what we can't afford. So after months of changing things back and forth we have finally come to the colour consultant, which I was so excited about. The colour information pack sent out to give us time to view some of our major options did not arrive at our postal address! MV for some reason even was unable to get our home address correct. Even though I followed it up with our colour consultant she just couldn't get it to us! I was so annoyed. I really wanted to be able to look at thinks like tiles, bricks and carpets before the actual appointment. She was finally able to email it to me after my countless emails! The colour appointment its self was an okay experience. I am not too pleased with the support of our colour consultant as she made me feel rushed and didn't really provide any assistance throughout the process. Nevertheless it is finally complete now. For others information we did out best not to upgrade anything. We are a young couple and can't afford too much! The only things we did upgrade are: Mortar colour: off white Appliances: Are all Smeg instead of Technika Carpet: CAT 3 2 x Shower Niche Kitchen sink: Technika undermount sink Here are the choices I (and my husband!) made: Exterior: Bricks: Austral -Chesnut Mortar:Off white Windows: Jasper Garage Door: Colorgrain Caoba (Slimline) Front Door: Corinthian - Slimlite 202 -Stained in Rich Chocolate Roof: Colourbond Monument (Included in Promotion) Spouting, fascia, downpipes: Monument Render - Walnut Hull (I am not happy with this colour! Anyone have any opinions or ideas for a different option possibly darker?) *note: window colour is merino in the picture has been changed to jasper. Internal Paint: Ceiling, Cornice, Skirting, Architraves & Doors: Natural White Walls: Grand Piano Quarter Kitchen Benchtops Island & Butlers Pantry : Caesarstone - Cashmere Base Cabinets: Laminex Natural- Nocturne Oak Overheads: Laminex Silk - Pumice Kickboard: Brushed Aluminium Sink Technika undermount Sink Splashback: Hog bristle on low iron Bathroom: Vanity top: Caesarstone - Latte Cabinets: Nocturne Oak Wall Tiles:Strom Cocoa Bathhob:(Laid horizontal & Bricked) Floor tiles:Strom Cocoa Ensuite: Vanity top: Caesarstone - Latte Cabinets: Nocturne Oak Wall tiles: Strom Cocoa Feature wall: Gloss Mocha (Laid horizontal & Bricked) Under mirror tile:(Laid horizontal & Bricked) Floor tiles: Strom Cocoa Laundry: Base Cabinets + Broom + Benchtop : Nocturne Oak Overhead cabinets: Pumice Silk Floor tiles:Strom Cocoa Wall tiles: Gloss Mocha (Laid horizontal & Bricked) All handles: Lip - Hettich Floors Entry, Kitchen, Dining + Lounge: Timber look laminate - Rustic Nougat Carpet (all bedrooms): Edgewater twist - Tranquil We have just had our tender appointment a few weeks ago and are waiting for our contract appointment. Tender went well and the consultant was helpful. Our only issue now is that we have been told that we might need a raft slab which apparent badly affects your engery rating. Worse case scenario they told us could be up to and extra $6000 for double glazing!! we really cannot afford this, if so we might need to pull out from building until we can afford it. We will be shattered if that happens. We have just settled on our land and waiting for soil tests to be complete to hear the final result. Fingers crossed we will be okay!! Hope you enjoy the pictures will update more with informtion as it comes through! P.s please help me with the rendering colour!! I am thinking darker, any colour ideas??? It will be for the two post in this facade Thank you for reading!! Mel Re: We are building our first home Amalfi 528 - Mainvue!! 2Jun 06, 2013 11:35 pm Hi Mel, My fiancé and I are also building in Aston stage 7A on Vision Rd. we had our tender yesterday and were told preliminary soil tests only require H class slab which is a little extra than the standard M class slab that most builders include. I'm sorry to hear that you are having problems. I love the open plan of your house its beautiful. We are building the Ivanhoe with porter davis. Where abouts in Aston are you? We have our colour appointments at the end of this month, so I am sure I will be super confused. Hope to see you around the forums and maybe even the neighborhood Cheers Sam Re: We are building our first home Amalfi 528 - Mainvue!! 3Jun 08, 2013 12:13 pm Hi Sam,
Yes, I think we are going to need a H class too, we have fixed site costs so hopefully shouldn't effect us. But the energy rating is probably going to be an issue. good luck with your colour appointment, take your time when deciding. I ended up changing some things later on as I wasn't sure. Porter Davis have lovely homes, I'm sure yours will be beautiful too. All the best, Mel Re: We are building our first home Amalfi 528 - Mainvue!! 4Jun 10, 2013 11:29 pm We truly are neighbours!! We haven't been able to visit the place where we choose colours due to living interstate so I am worried about being rushed but I can assure you I won't be pushed. We called Peet on Saturday to ask if we are in a brushfire area and they couldn't give us an answer. Apparently some houses in some streets are and others aren't. Have you heard anything about this? Given that you are 7a as well we are titling this week which is exciting. When we fly down end if this month we will have to have a champagne on our (well the banks) block of land. I love your colours especially the hogsbristle splash back. Still haven't made up my mind about kitchen colours but want charcoal colours in the bathrooms Have a good week stalking the letterbox like I will be Sam Re: We are building our first home Amalfi 528 - Mainvue!! 5Jun 11, 2013 8:54 am Hi emptyspace... it appears you've morphed because I think last time we spoke you may have been Mr. emptyspace? Great home choice !! and it appears we will be almost neighbours. We're also on 7B in Aston and have been waiting for Henley to get back to us re; site costs. Ours are 20k provisional and we are seriously hoping they don't go up from there. Sam... the whole BAL thing is highly confusing. Henley couldn't give us anything concrete either. They've added it on our contract with the view that it may/may not be applicable to us. Hopefully it won't. Oh and FWIW we're ready to build. Just waiting for Henley to get back with the soil tests/amended site cost and council permit. Seems like the stage between settlement and actually building is the weirdest. The builders go into radio silence. Re: We are building our first home Amalfi 528 - Mainvue!! 6Jun 11, 2013 12:50 pm Hi Mel Love your colour choices and your home design. We are soon to start building the Lexington with Henley (hopefully we will be titled within the month) . We have chosen very similar colours..we have Peppercorn Rent for our two pillars, this is one of the darker browns available. We also have Jasper windows, chocolate stained door and front windows. Our bricks are mushroom. I can relate to your frustration with the admin staff..it took me two months, countless emails and phone calls to get simple mistakes (theirs, not ours!) rectified in the tender and then again in the contract. We haven't made any major changes but simple things like which vanity style we chose in the colour appointment took countless emails to get right! Frustrations aside, we can't wait to start building and am sure it will be all worth it in the end! I hope your soil tests come back ok. Lennyn Re: We are building our first home Amalfi 528 - Mainvue!! 7Jun 11, 2013 6:20 pm Hi Sam, Mainvue/Henley have confirmed with us that we are in the bushfire zone, they are just waiting for council to make it official. They showed us the mapped area of the bushfire zone, to us it appeared that all of Aston was in the bushfire zone! for us that's another $4000 to cover the bushfire guidelines Hi Astonboy, I am his wife, just using the same username! Haha it can get a little confusing, sorry! Henley confirmed BAL with us supposedly, hopefully we are not paying for something that we don't actually require! Let us know when you find out. Hi Lennyn, Sorry to hear that you had to go through the same issues! But if it makes you feel better, I feel your pain! I am actually thinking of the peppercorn rent, I have seen it on another Henley home, it is quite nice. I am sure your home will look lovely. Hopefully your titles will come in soon! All the best Re: We are building our first home Amalfi 528 - Mainvue!! 8Jun 11, 2013 6:24 pm Yay another MV person! We're hoping to build the AM530 later in the year so I'll be watching your thread... - MrsT Brought first house in 2008. Renovated...a LOT. Built in 2013. Our thread: viewtopic.php?f=31&t=67954 Re: We are building our first home Amalfi 528 - Mainvue!! 9Jun 12, 2013 7:56 pm Hi Mrs T12, Welcome! Oh how exciting. Amalfi 530 is a lovely floorplan. Good luck with your build. We just got our soil test results back, very highly reactive! Just waiting to hear back about the type of slab required. Fingers crossed for good news! Re: We are building our first home Amalfi 528 - Mainvue!! 10Jun 14, 2013 10:16 pm I don't know if it helps but we have to have a H2 slab, our site costs estimated at 20k. On a positive note we had our land valuation cone back spot on today from Commonwealth bank pretty happy with that! Re: We are building our first home Amalfi 528 - Mainvue!! 11Jun 16, 2013 10:47 am We are having a H2 slab too, a raft slab. We have fixed site costs at 20k. Oh congrats on your land evaluation. That's great news We are now waiting for the energy efficiency evaluation to be completed to see how much it will cost us to make it a 6 star rating home. Hopefully not too much! Re: We are building our first home Amalfi 528 - Mainvue!! 12Jul 04, 2013 11:21 am Good luck with the build. We are building AM 530 hopefully soon. We also had our colour appointment last week. Thinking of changing our brick from Fawn to Chestnut as well. Think Fawn would be too light. Re: We are building our first home Amalfi 528 - Mainvue!! 13Jul 04, 2013 5:26 pm Hi Kamiabhi, Thank you! Good luck with your build too. Keep us posted with your progress. I think I am changing a few things tomorrow at contract signing too. Wish us luck with that! Hopefully our building process will be a lot better than MV's communication skills. They are terrible at communicating and sending important documents like our building contract which was sent to us today when our contract signing is tomorrow, I wonder when they expect us to read it and seek advice if necessary! Husband and I are very annoyed! Let's see how long the permit stage goes for, seems like other have been waiting for approval forever! Also we have trees planted on our street, which we were very happy to see! Re: We are building our first home Amalfi 528 - Mainvue!! 14Jul 04, 2013 6:14 pm Good luck empty space with your appt tommorow. Hope all goes well for u. I will try and upload our selection pics once home tonight. Let me know what other changes u plan to make? Re: We are building our first home Amalfi 528 - Mainvue!! 17Jul 05, 2013 5:35 pm Thanks dan! We love the floor plan too. Hi kamiabhi, Contract all signed no major issues. Since we didn't make any structual changes it was all fine although we have to pay for the increase in price due to the changes out of pocket which is okay. Its not much. Jusy changed the mortar from natural to off white, the render colour to bold eagle and the bathroom benches to cashmere. We also took out the letter box. They did forget to include something from the tender which will also pay out of pocket. Also just realised that the walk in linen does not have a door! Very unhappy about that Also very unhappy now that I got a call from MV to say that my choice bof cashmere for the benches are unavailable. I really liked that colour so now I don't know what to change it to. So sad. Any suggestions? Other than that we did feel rushed but all done now. She said we could start building about mid August! Of course if all permits come in time..Our developer permit has already been submitted. Just waiting now, hopefully not too long! Good luck with your contract signing, .take your time to read it and ask lots of questions! Re: We are building our first home Amalfi 528 - Mainvue!! 18Jul 18, 2013 9:49 pm Hi Emptyspace Hope things are going well! Just wanted to ask how long did it take for you from paying deposit to color and to tender. Our process seems to have come to a complete stop!!! Everything upto the color appt was good but since then we have just been waiting for an admin to be assigned to our file to get a tender date. I have called multiple times and even emailed but nothing has happened. No one has even called back to say we are working on it...please wait!! Not happy with Mainvue at the moment. Re: We are building our first home Amalfi 528 - Mainvue!! 19Jul 18, 2013 10:53 pm Hi kamiabhi, Things are at a stand still for us too! Waiting for approvals from peet and hume. Its so annoying. Hopefully we'll have some news soon. I agree that MV can improve their communication with their clients. I think its problem with their service. If I remember correctly from colour to tender we actually didn't wait too long. We had our colour appointment then 2 weeks after we had our tender. We had our tender and contract signing booked in before we had our colour appointment. It was all booked in 3 weeks after making our second deposit. Hope that helps you and they contact you soon. Waiting can get frustrating but I'm sure it will be soon. Re: We are building our first home Amalfi 528 - Mainvue!! 20Jul 22, 2013 3:20 pm glad to see another MV house coming up. We are in the midst of building the Amalfi 532. Looking forward to reading your thread. PS: We seem to have similar tastes as many of colour selections match ours too my 2c worth on the render colour. Id suggest going contrast on render and roof, personally id go lighter on the render(considering you've got off white mortar) and darker on the roof. All the best So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point. I'll drop by over the weekend to get… 5 27716 Can anyone give me any onfo on New Homes WA? Good or bad, hopefully good just need to know if my choice was good or not? Thanks ❤️ 0 8939 That is a really good attitude Akin to you catch more flies with honey than vinegar. I do enjoy watching that tik tok inspector from Victoria but he does go a little… 12 81884 |
