Browse Forums Building A New House 1 Jun 01, 2013 10:39 am Hello all, Is it possible to find a builder who can project manage my site. Basically I can get the contractors and materials he needs to supervise them and get the bets out of them. The idea behind is bunch of friends building house at a same time and within 2 km we can organize all the materials ( we may get a better rate than the builder "dreaming am i") possibly tradies and we need a builder to supervise. Is that even possible or is there any legal issues? Thanks a lot for you advise. You are just after someone to be on site to supervise the trades? I am not expert in this, but it sounds like you're after a "site supervisor" similar to what Keith on the TV show the block does. I would think this is more expensive than having a builder who also works on the property whilst coordinating the trades. Perhaps you need to go down the route of being an owner builder, who employs a builder but still get to organise your other trades. Is there a particular reason you want to go about it this way? No my land is getting registered only on August 2013. So have to wait till then. I am currently working with my architect to design my house. 2. Are you organising all trades, quotes etc Yes that's the plan starting from Concreters , frames, plumbing,etc etc. 3. You are just after someone to be on site to supervise the trades? This is where i am getting confused. I need a builder to run the show get the work from the trades i choose. I suspect if there was a mistake there will be no one to own it up each one pointing hands at others. But I need the Builder to take responsibility in getting work done by the trade persons. I cannot go owner builder as my bank wont let me have their money. I need a proper contract from a builder and to save money i can organise the trades which he will supervise. The only reason to do is to save money on the building cost. So after finishing the build the house will have an instant equity. (this is my first house ) After living in for a year use the equity to buy an apartment nearer to major train lines. I think i made myself clear. They have a group of people who they get on with and work well with and they hire them. The only way you will really get this kind of setup working is to hire a site supervisor as suggested. Having said that, just call around. Talk to all the builders in your area and see what they say. Once you have your plans done, do your own budget with your own quotes from the trades you want to use and get a quote for an SS. Then submit your plans to 3 different builders to tender and compare prices. Don't underestimate the cost of the headache you will incur from trying to organize everything yourself either. Having a person who knows what they are doing and has done it before to oversee all the trades and schedules is nothing to be sneezed at. I don't think you will save much money the way you are proposing. Just to clarify, You are expecting a builder to take responsibility for the quality of work from tradies YOU hired. Why would he shoulder all that when he could just hire people he knows and trusts to do the job properly the first time? (Metaphorically speaking) Firstly, you can't get the discounts on labour and material that volume builders can. They have built their business on giving (the biggest bang for the buck) How will you compete for discount with a builder that builds 1000 homes/year? Secondly, you will be taking incalculable risk with possible blowout of costs, sub standard workmanship and ending with possible dispute. Don't kid yourself, building is a tough business(despite what you see on tv) and unforgiving for mistakes. Last thing you want is blown budget and sub standard/unfinished work. I don't want to discourage you, get some education in building, get some experience in building even if part time then start with something small then build up. It can be very rewarding.
