Browse Forums Building A New House 1 May 31, 2013 5:14 pm We are at the framing stage with M3tric0n and have decided to use our own inspector, however we always thought that the norm was 3 inspections. Framing stage, lock up and just prior to PCI. However our inspector has told us that the first inspection is not necessary until lock up stage just prior to the gyprock going up. Any thoughts? They checked brickworK and framing, as well as other internal stuff that had started ...and then again prior to PCI. So we had our report for our SS to fix these issues before we went through... Re: How many inspections did you have? 4May 31, 2013 9:55 pm Hi novice8 There are few issues and we always recommend at least four inspections during construction: Pre slab, frame, Pre plaster and Pre final. In addition we strongly recommend Pre contract consultation which is partly checking and partly educational. Do you know what you are getting into and what to expect? At Pre plaster, many elements of the frame may be obscured, also your builder may start plastering the next day, so if you find defects with frame you will have to delay the job. Also by the time you do Pre plaster, your foundations could be ruined if the builder is not following site drainage specification. If I do frame inspection and find defects then I have opportunity to verify they are fixed at Pre plaster stage. Also if your builder knows you have no one inspecting until Pre plaster he may not care as much. If you follow our recommendations you have a good chance of staying on course avoiding rough. I'm not sure if it's the norm, but we get an inspection report from a third party company called Building Ethics Australia. The builder has also signed up that we don't have to pay them until BEA does the inspection and gives us the go ahead with a written authorisation. I've gone through my paperwork to see exactly what they are. The first letter I recieved from BEA is titled " Project Succesfully Registered for Home Warranty/Indemnity Insurance" Attached to the letter is a Certificate of Insurnance with NSW government logo on it. Could it be that BEA are who my insurance is through? It then goes on to say about the inspection process and that our builder is bound to not accept payment until an Authority to Pay Certificate is issued.... ? I have not had much to do with them and have nothing adverse to say but: As builders agents their first duty is to the builder, that means not to you Ask yourself if you are paying for their inspections? If not you can work out the rest.
