Browse Forums Building A New House Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 861Jul 25, 2015 3:46 pm Was at the block today, the wall looks like it starts at the back corner of our block...which means we don't have it behind us ... will have to keep an eye on the development to see what will be done between the two retaining walls. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 862Aug 01, 2015 6:30 pm Hi all... Frame was delivered on Thursday..so hopefully carpenters there on Monday! How is everyone else going? there has been a lot of activity in the area, with slabs going down, and excavating happening. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 863Aug 07, 2015 5:56 pm Still no movement! Roof trusses delivered Wednesday and steel delivered today... hopefully Monday??? We weren't given a date, just that carpenter to follow after the delivery of the steel. I see a lot of the houses that started after us, have frame up already, maybe I'm just impatient... Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 865Aug 10, 2015 8:05 pm Hi 1st time, Great to hear the carpenters are out tomorrow! It'll go up fast. The estate looks like its taking off. I wonder when they will sell off the remaining lots? There are still a few that were neve released. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 866Aug 11, 2015 7:04 am Hi Jess Your house is progressing too... The rest of the land is owned by the other developer, and they will be house and land packages. I think he is waiting until houses are finished and people have moved in, to make an impact when he sells. He will get premium dollars for the land, I am sure! Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 867Aug 11, 2015 7:48 am I can just imagine the $$$...I feel like we were lucky and bought just in time! I'm so happy with how the estate looks, I hope it keeps the premium feel. Also - your house looks HUGE! I can't wait to see the roof and bricks go up to get a good idea of the scale. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 868Aug 11, 2015 6:33 pm Hi Jess It is 322m2, We needed it to be a descent size to fill the block. Our backyard is 400m2 alone. I went and had a sticky beak today and to take some photo's. They should be finished on Thursday, then its bricks and roof. How is your house progressing? There was movement up there today. I agree we got in just in time, our land has inv=creased in value over 100k, so we are happy. Looks like there will be a number of us hopefully in for Christmas. What do you think of the retaining wall now? It doesn't look as bad as was first thought. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 869Aug 14, 2015 9:12 pm Hi 1st timer and everyone, Very excited to see the progress in the area!!! Despite a very slow start with design and contracts, mcdonald jones has really impressed us so far sigh construction. Our frame is done, windows and doors are in. Hubby and I are so excited, it looks fantastic. We have seen your build 1st timer and it looks great!!! I don't really think the wall is an issue. I fact, for you, it's better because you aren't backing on to someone! Does anyone know what the land at the end of my street (Oaklawn) will be used for? Also how do you know he land has increased in value by $100k?? Is that based on current rates or something? I really hope we are all in by Christmas, but we have been given completion date in feb..... Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 870Aug 15, 2015 5:37 pm Hi Sammi Yes the builds are moving well, we have been watching everyone's progress. The land near the park will be sold as smaller blocks, so I guess theya re waiting for that to all be registered! We were told our land could have been sold a number of times and the value was around $500000 based on land sales in the area. We will have parkland behind us, so our fence will be around 1.8m high, and we will plant trees along the back to give some privacy. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 871Sep 09, 2015 10:55 pm Hi everyone, I just found this forum after trying to search for information on Manooka Valley (Scarce info on the net seems very strange). We have just put a deposit down for lot 626 on Oaklawn Street. Can anyone tell me what will be happening in the hamelt housing zone? Also has anyone on our street had any problems with the power lines? Stacie Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 872Oct 23, 2015 8:00 pm Hey Sammi and Nathan How is your home coming along? It's looking amazing! Do you have an expected hand over date yet? More movement happening in Gregory Hills... we have a power pole (with generator etc), smack bang in our view from alfresco!! Not impressed, but what can we do??? Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 873Nov 02, 2015 8:15 pm Hi 1st timer, thanks so much!!! It's definitely coming along, we are really happy with how it looks so far, have had a few issues with the office/admin team but the site supervisor is awesome!!! I was out on Sunday and saw your build, he power poles not that bad.....the good news is you don't need to worry about neighborurs behind you. Your house looks awesome by the way!! Very spacious!!! They reckon we will be in before Christmas, but I'm not holding my breath. I'm actually more concerned with what's going to happen to the rest of the blocks just released and sash's plans for the areas not released yet. Stacie, I'm so sorry for the delay in relying to you, I did post a response but the stupid thing didn't post !!!! Did you end up settling on lot 626?? Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 874Nov 03, 2015 8:08 pm Hey Sammi we won't be in until close to end of February... waiting on certifier to check the frame work, then gyprock to be delivered and gyprocker to follow... The rest of the blocks are supposed to be house and land packages, and from what I understand, sasha has no part in it, as the two developers had a legal split and are not working together. so, like you, we are interested also to see what happens. thanks for the comments on our home, we are really excited, and can't wait to move in... Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 875Nov 04, 2015 6:13 pm Hi Sammi, no we didn't as the developer wanted an extra $50k. They came back to us and offered it again to us at the original $500k two weeks later but we had already signed up for a block at The Oaks. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 876Nov 04, 2015 7:48 pm Hi Stacie, Im sorry that youre not building near us, congratulations on the land at the oaks . I really hope when they re-offerred you the block you told them to stick it! Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 877Nov 05, 2015 4:31 pm Hello!! We have just built our house in Manooka Valley.. We have handover next Tuesday!! I'm hoping someone can shed some light for me regarding a Stormwater pit in our backyard. The stormwater pit is at the rear of our property and we need to raise. We've come to a dead end, after speaking with the developer, SW and the council to get the serial number, brand or size so that we can order the extenstion to raise the pit. Can anyone please tell me who or where this information would be? We need it ASAP?!? Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 878Nov 05, 2015 4:38 pm Whoever owns the pit should be able to advise. This is usually Sydney Water. You would also need to seek permission to amend this as it is their assets and covered by an easement that would feature in your 88b document. The same 88b that should state the owner of the pit. HTH Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 879Jan 04, 2016 8:44 pm Hello, new in here. We've been looking at land around the area (Gregory Hills, Oran Park, Macarthur Heights etc) and came across this development. Anybody have any opinions on the area? Talking to some locals we've been warned off Currans Hill a bit due to crime. Anybody in Ascot Drive? There's a nice sized block {#8 I think). A bit weary that it is still up for sale though, most around these areas get snapped up very quick from experience. Thanks for any replies Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 880Jan 17, 2016 6:59 pm Hi smithers The block you are referring to, has only just been released for sale by the developer. there were 7 blocks in total. we are building in the new section, and haven't had any issues to date. We are hoping to be in end Feb, early March thanks guys! yes this is how I've exactly raised it with the builder. still awaiting response. 12 6044 Howdy all.
