There isn't anything in the docs about it so probably rated BAL Low. If you look at the bush fire rating map on Camden Councils website, most of Manooka Valley is not in any zone. Clause 33.5 of the land sales contract discusses bush fire risk and I was under the advice that the land did have a bush fire risk, but this would obviously change once the subdivision was completed. We have a copy of the councils current bush fire map ( http://www.camden.nsw.gov.au/files/maps ... 4_of_4.pdf ) showing the creek area as category 2 prone vegetation surrounded by a red buffer zone. It appears that category 2 vegetation needs a 30m buffer zone & category 1 needs a 100m buffer. I'm not sure how this corresponds to the BAL rating, but assume this is part of the council assessment. From what I have been told we can appeal the BAL rating, but we will balance the cost of appealing against the cost of complying. I've got a recommended contact somewhere in my inbox for one if you need. I'll pull an overlay together of Manooka Valley and the fire map. We put $8000 on our tender just in case but we hope to get it back to pay for the upgrades kitchen, tile (porcelain floor) and electrical. We also want to know our final levels so we can confirm we don't need a drop edge beam. It's another $5000 that we are not 100% sure we need. When we had our first set of drawings done they did not think we needed it ( our block is one of tge flatest) but during the tender stage we had it suggested to us to keep it on our tender until the final levels cone back. Of course it will be fantastic if we get both credited back to us If not we will be reducing our landscaping cost as it has a lot of " fat" on it as Hugh says. If you check it out you can see how long or fast the are approving houses. Back in January they were approving houses in Gregory hills within 4 weeks and that was even with the Christmas break. Hey I made that map BAL ratings are independently set, so no one can influence them and make money out of it by deception. The home builder will make money if you need to do work for BAL compliance as it then becomes compulsory to complete, but the builder cannot influence the BAL rating. A BAL LOW will (should) mean no extra expense needed. We put $6k in our tender on expectation of a BAL12.5 to cover it, but I think almost everyone will be ok as some trees have been removed since that fire map was developed. Those overlooking the future park may still be effected. We'll try to get there for 10am but that is smack bang in the middle of our daughters morning nap time and she isn't feeling great at the moment so will be a grump if she misses it! The gates will likely be closed until 11am which was why we picked that time in the first instance but understand peoples other commitments. See you all there tomorrow hopefully. Fingers crossed they do this for all of us too. It was great meeting our new neighbours to be yesterday. Looks like our little street will be filled with children /grandchildren.
