We did get an email and phone call from sasha stating our lot has some new council changes to the setback distance of the house to curb... we are set back 4.5m (at our front window) and our 3rd garage is 5.5m back.... the new restrictions mean we may need to be set back to 5.5m, so an extra metre back from the front of the house... no big deal except we already paid extra to widen our driveway...so another metre will mean extra costs.... although hopefully since we have a fixed priced tender, eden brae wll cover this cost... Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 65Jul 10, 2013 7:20 pm that's annoying candice it would mean you have 1 m less in your back yard too..how many sqs is your place? I had a look at the eden brae cremorne on the eden brae web site and there are heaps of variations. The 33 is very similar to the wisdom impression 33 that we are building. Building a Wisdom Impression 33 5 bed + study, outdoor leisure + lanai, Jasper colorbond roof Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 66Jul 10, 2013 10:01 pm Hey Chapo6.....I know loosing a metre in the backyard is crap but we still have a big enough yard that it should not impact too much.... one of the other changes that affects us, is the house had to be a minimum 2m away from the fence lines, lucky for us we allowed 2 metres on our dead side of the house and have 7m side access on the other side.... we are building the eden brae cremorne 37 plus 2 extra squares for a third garage... did a couple of changes to the upstairs ensuite and WIR (the WIR is tiny in my opinion, so made this bigger and ensuite smaller) and we added a shower downstairs.....i do agree the cremorne is similar to some of the wisdom homes.... the downstairs reminds me of the wisdom manhattan...im a massive fan of eden brae and wisdom homes in general... still no email about release 2 registration...hopefully tomorrow!! Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 67Jul 11, 2013 1:21 am Hi candice, That is annoying, I remember reading about the additional set backs needed for that lot (and your neighbours) when I read up on Manooka Valley. Still you should have plenty of land to play with. I haven't heard anything more, must be this week though... surely! Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 68Jul 11, 2013 8:24 am Just looking at our plan and our porch in 5.3 m from the front boundary and the drive is set back 7.15m. Our block is only 596sq so we needed to fit a house that would allow us the biggest yard possible. Hence why we chose the impression 33 it is only 14 m long we have added the outdoor leisure area which makes the house 17.14 m long. We made changes to our house too. We added a 5 th bedroom upstairs by adding a wall the upstairs lounge room. This created a children's retreated/ study nook area. We took 50 cm off our bedroom to give it a little more room. We too added a shower downstairs. The biggest variation we are wanting but still waiting for a final variation form is our vanities. We really don't like the builders range of basins. We love uncounted mounted basin with the ceasarstone top. Our kitchen company have told us we are the first people to ever ask for them to be changed. Templelle have given us our quotes which we have accepted. We are adding draws to the kids bathroom so 4 draws for 4 kids. Our vanity in our ensuit we have removed 1 basin to allow for a large counter space. 2 basins in my opinion just takes us all the counter top. We only had room for 1 candle no room for make up bag or my husbands shaving kit etc etc...So we have supplied Wisdon with all the details and they are going to quote to supply an fit the basins we want. Did anybody else change their kitchens? We removed all the builders appliances and we are supplying and fitting our own after handover....that was an extra $5000....plus I wanted a sort of French provincial looking kitchen with white profile doors so not a shinny high gloss kitchen and little knobs as the handles and double doors to the butlers pantry. So more $$$$$ but hey it's my dream kitchen right ! Lol Oh and our last change has been we will have 1 single large entrance door not 2 and I want it painted white not the usual stain pine look and our glass will have trans laminated glass so you can jot see right in. So more $$$$$ but hey it's my dream kitchen right ! Lol Sounds like a few changes chapo I'm a little confused with the uncounted mounted basin bit - the kitchen comes with these on the Prestige package? Ours is mounted under the 40mm stone top. We looked into supplying our own kitchen products but the money back from Wisdom wasn't worth our while, think we'll try and flog some things on eBay once we move in. Asked if they could leave them unfitted and packaged up but no can do either. Dream kitchens will always cost an arm and a leg. We've only chosen a few upgrades (additional waterfall, two tone colour etc) but it still came to around $3k Well we are all in the queue to council now, more waiting ahead of us Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 71Jul 11, 2013 5:48 pm lynchy9 Our Letter arrive today, It was just a confirmation of registration from solicitors and requesting settlement on the 26th July. Also 88b and Title search Our house number is 6, oakbank pl DA pack has been requested from council Wisdom said 10day to prepare DA pack and about 8 weeks in council, then 2 months before building commences??? does this sound right? End is near though Oh you have a number! Ours didn't have numbers but that means we are number 8 Oakbank Place. 2 months before building!?!? Why? When we signed up with Wisdom they thought we'd be in by November (that was based off an April rego). Going by the above they won't even have started until November! If anyone else is around Lynchy9 and I are meeting at Oakbank Place this Sunday at 11am to say hello Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 72Jul 11, 2013 5:52 pm Paul I was trying to work out how the number work, I think you could be 4 and lot 110 be 2, Unless the chapmans on 101 are classified as Oakbank, then they would be 2 and yes you would be 8. LOL the things we worry about, Time will tell. (Wisdom gave me the number they received from the council) Yes the time line doesn't look to realistic to me, but im a novice , Look forward to meeting Sunday. Ash is coming along to. Building Wisdom Manhattan 36 Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 73Jul 11, 2013 6:24 pm Hey everyone.... i emailed sasha to find out about registration update on release 2 yesterday 10/7/13... this was the reply... "The saga continues..... Apparently the stage 1 lots are still being process and actually not registered. I don’t have any further details Once I hear more I will be in touch" My conveyancer hasnt informed me on any news on land registration... so lynchy you are lucky to have received some paper work on settlement....not sure what is happening at the moment candice and ryan lot 224 Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 74Jul 11, 2013 6:32 pm Hi Candice I think Sasha I spinning his usual , stage 1 is 100% registered, council has DA numbers, we have a letter from there solicitor asking for settlement . So we are all systems go. Building Wisdom Manhattan 36 Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 75Jul 11, 2013 6:37 pm we had a phone call tonight and our settlement is July 31st and they are going to get the 88b organised tomorrow and get it over to wisdom. We had always had July 31st as our settlement as we had originally asked for an extended settlement back when we signed and when registration was though to be March/ April. Sorry that was meant to say under counter mounted basins...we get the above counter basins as standard and only 20mm thick stone. They may have changed the packages since last year. The only problem is the ensuit for main bathroom the stone is cut to fit around the pillar so it really needs to be custom fit. Templelle will cut and polish the edge of the ceasarstone and adjust the vanity size etc to fit the basins we want but wisdom will purchase and install the basins. We just worry about the communication between them both. Fingers crossed it can be all done and look the way we want them too. Building a Wisdom Impression 33 5 bed + study, outdoor leisure + lanai, Jasper colorbond roof thanks guys! yes this is how I've exactly raised it with the builder. still awaiting response. 12 6080 Howdy all.
