Browse Forums Building A New House 1 May 25, 2013 1:01 pm Hi all, I'm in the process of building dual occupancy townhouses in established suburb (knock down old house and build new one) through one of the volume builder in Melbourne. As part of the town planning application process, do I need to hire external architect for council plan submission? I'm quite surprised that the builder does not have architect to submit the house plan to council, the fact the original plan is built by them? Furthermore the cost to submit town planning report + develop house plan is up to $15K, is this normal? Thanks all! Re: Building dual occupancy townhouses 2May 25, 2013 7:08 pm Yes the cost to get town planning is about right. We spent more than that in the end to get things thru town planning in an established Melbourne suburb, and we are just building a single occ home. The first builder we looked at didn't have an architect on staff, just draftsmen and actually used our own architect for redrawing ... It also surprised us that the builder couldn't do the drawings in house. Re: Building dual occupancy townhouses 3May 26, 2013 10:01 am Ah... Okay... - Did you make lots of structural changes to the original plan? I replaced the garage into bedroom, and move the garage to behind backyard (next to other property) - Who is your builder? mine is Dennis Family Homes Thanks heaps! multiple occ properties are always billed by trades at a premium, rarely per sqm for the lot. You either have trades you know whoe will do by sqm or youre going to get… 1 2185 We are in NSW and require 2 positive covenants to be placed on the property didnt really underdtand this but apparently it will take a few months, and have just been… 2 7434 0 5668 |
