Browse Forums Building A New House 1 May 23, 2013 1:57 pm Hi Everyone, We are looking for a block of land in South East particularly around the Cranbourne area and we are thinking of signing the contract with the hunt club estate in Cranbourne East but are confused if either Cranbourn East or Cranbourne North is a better place to live. Personally we are leaning towards buying in the Cranbourne East Hunt Club estate because of following reasons 1. Land 15-30 K cheaper than Cranbourne North estates 2. A proposed train stations coming to hunt club in the future 3. An already established estate with Primary/Secondary schools and Day care. 4. A new shopping center coming soon within the estate. 5. Very close to Casey sports complex. I would say point 3 and 4 also apply to Cranbourne north estates, but the hunt club definitely has an edge over here. But my question is why Cranbourne north estates are expensive compared to Cranbourne East. Is there anything missing that I am not aware of?. Is it because its closer to Berwick, even though its hardly a 2-3 minutes drive between north and east. Any suggestions/comments would be greatly appreciated. I am no expert, this is just my opinion but I think you are spot on about Cranbourne Nth being closer to Berwick...I remember back in the day Berwick was much more upmarket then the surrounds! One of the things that stands out for me when travelling through Cranbourne North and also hearing it from friends that live nearby is the smell of the tip in Hallam! Not nice... I am building in Cranbourne East in the Livingston estate later this year and have a friend building in the Hunt Club. I believe Cranboune East is a much better value for money. The only reason Cranbourne north estates are charging higher is being a little closer (2-3 kms) to Berwick which I believe it's not worth for an extra 15-30K. Berwick has some good schools and my observation was that residents in Cranbourne North will have more preference than Cranbourne East, but I called various schools in Berwick and most of them don't have any zone restriction. We reserved a land in cranbourne north, at the stockland's new development arbourlea. Iniatially we have a land reserved at berwick waters but when we are about to give the 5% deposit, the agent told us that she made a mistake in pricing and it's gone up 12k more so we ended up buying in cranbourne which is like 32k cheaper for the same block of land, and it's just on the opposite side of the road. We chose arbourlea because of proximity to berwick, and it's going to have a new kindergarten and primary school within the state, basically walking distance from our block. We were planning to send the kids at st catherine's catholic school but unfortunately we are out of zone. Didnt realize that some school have this zoning thing. We are coming from knox and here i havent hear about the school zoning, my kids go to st. Lukes so we prefer to send them to catholic school as well when we move there. Any good school recommended in that area? Sorry i'm going out of the topic. Anyway, i think what the best thing to do is visit the place that you are looking to buy and have a feel of the place, we visited selandra rise, orchard rise, circa, berwick waters and the boulevard and then we found arbourlea... You will find a place that feel right to be your home. The warning is on the sticker on the door too.
