We originally picked monument but because we decided to get aluminium frames for all windows (except the master bedroom) they unfortunately don't have aluminium window frames matching in monument. Not the end of the world as our bricks (Austral Auburn) sort of have greenish/grey highlights in them so woodland will match fairly well. We were advised the roof is fully up and the brick work was supposed to start yesterday but due to the weather there is a delay... But the plumping and electrical work is underway. We are looking to do a knock down rebuild in Melbourne's north east and really like the Monaco Nouveau. Reading the threads has been great to see things as they progressed, variations and experiences. It has been a really helpful tool in our decision making. We have checked out the Mernda Display and have an appointment this Sunday with the sales staff there to go through and hopefully quote a build for us. We did the same with the Porter Davis Canterbury and want to see what the Henley quote will come back as before we make a decision on which way we will go. We do like the inclusions and range of choices that there appear to be with Henley as opposed to Porter Davis. What we are looking at appears to be similar to what you guys have chosen. Are you guys able to give us an idea of the build cost of your house (no landscaping etc)? And also what amount you factored or allowed for on top of your quoted price for things like carpet, flooring, brick, tile upgrades etc? (If you don't want to put it down here are you able to PM me the costs?) Thanks again for sharing your experiences. Re: Building henley Monaco Nouveau Q1 - Our thread :) 50Jun 14, 2013 2:14 pm Hi pbjeb welcome to the world of Monaco Nouveau Yes I have also heard that Henley has more inclusions than Porter Davis and things that are standard have to be paid extra with Porter Davis. I think the extra money other than the actual cost of the house you would need to consider is the site costs, the flooring costs which start from $8000, any additional doors you may want added to your build… for example we added a door on the Ensuite and a sliding door to the bedrooms from the family area. We added a basin in the WC and converted into a powder room so I think that was around $1200 to $1500. Then we added extra draws in both bathrooms, port draws in the kitchen, gloss cabinets in the kitchen, off white mortar… we went with chestnut brick so didn’t need to upgrade there. Most of the other stuff is standard. It just depends on what u want. So go with a budjet and see what you want. We added a coloured concrete driveway and that was around $2800 if I remember correctly…. I think you should budget around $25 to $30K minimum about cost of house for all this… we had a lot of costs related to estate requirements and also since we are a corner block we had to get corner treatment that is the side of the house should be similar to the front. So we added extra rendered pillars to the side of the house and a long window on the top in the Master Bedroom. If you don’t have all these costs then it will be easier. I think one thing you will need to look at is site cost as yours is a rebuild. Cpl… oh good. Yeah we're hoping if we budget for 40-50k on top of the base we should be fairly close to having everything we want in there. Gonna have to pay reasonably high site costs due to the fall on our land of 1-1.5m. Hopefully our appointment Sunday goes well and the quote comes back in the ballpark were looking at. We aren't quite sure what the fridge cavity width is? Do you have any idea of the top of your head what is the maximum fridge width? It's actually quite relevant when you're pricing them. The whole microwave thing is blurred with Henley. It's most likely a Technika appliance at a guess. We had to ring them several times just to work out what the upgraded model was. Based on the construction drawing the cavity is 1000mm, but that's stud-to-stud dimension, I guess. Maybe with the plasters and all it will be about 960mm? The fridge I'm looking at is side-by-side fridge with 900mm width and around 650mm depth.. I wonder if this should fit just nicely. the fridge specs says air space on the sides should be minimum 3cm...
