Hi guys we are in the process of buying a block at the warralily estate. Just wanting to hear from others budding or built here and how it's all going. And any tips ?

Are you planning on building straight away? Titles ment to be in a couple of weeks. We have builder organized. Just have to wait and see if our finance gets approved. If all goes well we will start building ASAP. Who are you building with ? Re: Warralily estate 4May 26, 2013 10:06 am Wow, exciting that your titles will be ready soon - hopefully your settlement will be done and dusted in no time and you can start building asap. We are building with 8homes, the D-Three, here is the link http://www.8homes.com.au/home-designs/d-three/ we have done a few upgrades here and there etc from the website design, ie. extended the garage to allow a back roller door, extending benches, adding doors, added a seperate WC from the main bathroom etc but all in all i'm sure you will get the gist. It's the first home hubby and I are building but we have been frequent movers in the past so we wanted to make this one our 'forever home.' We are going with boutique homes and we are building the Barcelona 28 it's the same as there display but 3 squares smaller. We have made slight changes. Added doors to theater room. I think we actually walked through the display when trying to come up with colour schemes for our kitchen, i love how the kitchen bench wraps around the corner and flows into the laundy there - such a clever design! Our block is also across from where the reserve will eventually be, i think the ovals will be slightly down further though towards your end. I wonder how far away the reserve actually is from being constructed? It'll sure be handy to just be able to walk across the road to kick the footy! I must say last time hubby and I were down that way we did notice that the fencing that was once around the would-be park/reserve is now gone so perhaps that's a promising sign that constuction will start soon Do you know any other updates about whats happening around Warralily? I recall when we signed our contracts for the land back in early March one of the sales guys mentioned their would be like an Apco service station similar to the one out at Waurn Ponds with lots of retail items (milk/bread etc) building on Barwon Heads Road and they anticipated that would be built prior to our house being built so that sounded promising but the last time we were down that way we didn't see any evidence of it even being started... Also their is supposed to be a Safeway and other smaller shops down on Barwon Heads road which should be just a nice walk down the wakling track for us (so handy!) but again i'm not sure when they are due to start either - i am quite curious though, you haven't heard any updates regarding that at all have you? We have a couple of young boys and we where told the schools should be built buy 2016 I think it was. And yes was told it would be a walk down the walking park to the shops but am not sure when that part is going to be developed. Would be nice to know when they are ment to go in Re: Warralily estate 11May 30, 2013 6:21 pm Hey Wazza, as far as I know they aren't starting til tomorrow although I wouldnt complain if they started early thats for sure Hopefully they stay on track with the development progress re: the schools and fingers crossed the shops won't be too far away either. We dont have any kids yet but that is our plan down the track so it'd be nice to know the schools are there ready to go and hopefully they'll come sooner rather then later for you guys. We signed our contracts for 2B release about 6 weeks ago and were told that Safeway as well as another supermarket were going in up the top of Charlemont Rd where it joins Barwon Heads Road. The exact timeframe wasnt known but was likely +12months. A pub was also going in there, and a few smaller retail/hospitality type places. Not sure if these were all locked in with actuals businesses or what though. Barwon Heads Road has plans to be duplicated. A medical centre would be constructed on the other side of Barwon Heads Road as well as a nursery, and the fast food giants were potentially looking around the Safeway area on Barwon Heads Road. I would imagine a big service station will be one of the first things to pop up, but didnt hear anything of any plans. Re: Warralily estate 18Jun 11, 2013 1:11 pm Hey Wazza, Yes the builders have made a start - it's a great feeling knowing things are finally under way We did a drive by on Thursday and they had dug out and levelled the garage, alfresco and porch and with a little bit of luck they will be pouring the slab tomorrow (weather permitting ofcourse!) How are things with you going? I assumed your lot is titled now? Has settlement been locked in? I can't imagine you'll be too far away from starting to build either! Our settlement is end of next month. Still organizing finace. Did our colour selections and so on on Friday which was good was actualy fun not to stressfull. Sign final building contract in a couple of weeks. So will be already to go when finace is finalized |
