Well I have been lurking around the forum for awhile reading about everyone's build and have been patiently awaiting when I could start my own thread. I have seen some amazing houses being built and if we are able to accomplish one half of what I have seen I will be happy. A little bit about us we have been together for nearly 4 years and just celebrated our 1st year of marriage in April. We decided that it was time to look at starting a family and we wanted to be near my husband's family, as mine are all located in the USA. (Yes I am a Yank ) So we started looking at land......just to get an idea of what was out there, the second area we looked at we fell in love with. Yikes! So we put our house in Brisbane up for sale and it sold in 3 days for more that the asking price. We had been in contact with the developer of the land and set up the sale promptly following the news our house had sold with a 30 day settlement which happened without issue. So now we are the owners of a 4003 m2 corner lot with amazing views located just outside Toowoomba. The estate is surrounded by sanctuary so our views can never be built out. We have decided to build with Coral Homes as they had a plan that would work with our block, had the inclusions we wanted and the sales person was willing to sit down and discuss what we wanted. We had been looking at a couple of local builders but chose not to go that route, even though we had several people say not to go with Coral. We will see if it was a good choice or not. As of today Coral has been fantastic. We knew that building in Toowoomba that our soil would be either H or E but factored for the higher cost, which of course it turned out to be. We are building the Longreach which will be a total of 302.84 m2 home when completed. We wanted a larger house to accommodate our growing family (when it happens) and to be a forever home. We have positioned the home on the block to make the best use of the views. We have made a few changes to the plan such as widening the hallway and doorways. We also added a door to the Lounge/Media room so that we are able to close that off for use as a Media room. I love your plans - we wanted to build a ranch style house, but it didn't work for our block. One suggestion, I would have a door on the rumpus that opens onto the entry hall. When kids come along, if they are anything like my young kids, they are messy and their toy room (the rumpus generally gets turned into a toy room) is messy too. It's nice to be able to shut it off. Can't wait to see it all come together for you. We are building with Coral and at about half way through we can't fault them. They have been fantastic. The paperwork side took us forever but now the building has started it has flown. It is 9 weeks today since our site scrape and we are just about to have tiles put in. We are completely locked up, the outside is all but finished and the kitchen cupboards are in. Coral are great for building quick. Good luck with your build. We are having a pool table in the Rumpus room and want to keep that room accessible for entertainment purposes. As far as the kids toys we kinda figured we could use the Media room so we can hide the mess. We had our electrical appointment on Tuesday and I spent an extra $1500 over what we had already budgeted ($3000), but hey we will have plenty of power points and lighting..... We have our tiling appointment this Saturday and have our colour appointment next Friday. I am still unsure of paint colours, so could use some expert advise here guys, please. We want a grey paint and have tried samples of Dieskau, Bleaches and Bleaches 1/2, so far either Bleaches (full) or Dieskau are the favorites, however I haven't ruled Bleaches Half. I would like to have is a grey that is not too light, so that it looks like a white with a hint of grey. Or so dark that it makes our house/rooms look small. Bleh.... so confused..... However we are using flooded gum which is a medium grey. Painting stated yesterday so we might have some colour on the walls when we go out this weekend. We went out there over the weekend and the colour on the walls whilst nice wasn't quite right. Now they have started cutting in, it is the right colour. So if I took a photo you would see the undercoat colour not the actual flooded gum colour. I am going out there again today, so hopefully they would have done at least one wall for me to take a pic of. I would have been one sad panda had I not double checked the name of the profile edging we are supposed to get carefully. This is the second variation in a row that had something wrong listed in it that was clearly stated in our contract, just reinforces that you should always double check anything you get from your builder before you sign. Sometimes easements are unused and 24cm is not all that much. Good luck.
