If it all goes to plan I'm assuming we will have 2 options - do the PCI prior to Christmas and then handover in the new year (meaning we're paying 90% of our mortgage plus rent for 5 weeks), or be under pressure to handover in the next 7 days. Just wondering does compensation for running late stop at PCI OR, is it when problems found during PCI are rectified? If compensation is stopped as soon as a PCI date is confirmed, has anyone delayed theirs until after the Christmas shut down? This means there is time for builder to rectify. If you leave it to the last moment it may mean that your handover is delayed or you are compromised into accepting defects. That's what I'm worried about, that PCI will be too close to Christmas shut down for them to repair any defects until after Christmas, which means we continue to pay rent for 5 weeks, but won't have the keys. I was under the impression though that even though handover hasn't been completed, they no longer pay compensation for delays once the PCI is completed. That's what I'm concerned about. If I'm not happy at PCI do they stop paying compensation for the delay in finishing regardless, or the delay then deemed as our fault? If your contract is the same, then they will not have to pay compensation because the shutdown days do not add to the contract length. Our only option will be (if they're actually running to schedule) hope they fix everything in the week for handover, or just accept some of the more minor defaults I guess. Xmas being 7 months away, a lot can happen from now til then, if you have just started building, including delays due to weather, waiting for contractors to finish on another job to work on your house, mistakes occurring during that build that need to be rectified (it happens) and so on.......so even if you have a schedule for the build, you will probably need to factor in time for some delays "just in case". You might be lucky and have handover before Xmas, so that will be a bonus, but I probably would not count on it so you are not disappointed if it doesn't happen.
