We originally planned to do them ourselves but due to access on our block got the builder to do them. Also means if there are any issues that could be related to drainage they are liable and can't blame us Our original PS was $5000 and after scheduling it came down to a bit under $4000 Personally I would consider having them in the contract for now and if you decide at prestart to do it yourself take it out then... Though I have heard some builders don't let you do them yourself. I read it wrong, silly me. Here is our plan and the last changes we are making - all input welcomed incase we are forgetting anything glaringly obvious! Sorry if the quality of the pic isn't great. Plan looks good!! Only think to consider is if you want pot draws in your kitchen add them now. Also not sure how much your into cooking but if consider one small sink to one side of the island bench so when you prep you can be washing hand, cleaning veg etc, a good friend has it in their island and it's great when cooking (we've house sat for them so I've cooked in their kitchen. Also not sure how set you are on the kitchen layout but have you considered a corner WIP and the fridge next to it where stove and pantry are now then cooktop and sink on the long stretch of bench? And make sure you look at the fridge you have or want to make sure it'll fit in the space. Love what you did with the bedroom! Though how big is it now and have you considered furniture placement? I was just thinking if your putting in a third garage could you shift the garage and entrance to the left a little to make the master bigger? Also consider a window or few little square ones in WIR for natural light. We have similar layout in current house and I still use light despite having window so can imagine how dark it would be. The ensuite I'd have door open the other way as if you wanna duck into toilet at night you need close door to get into the toilet Kitchen is hard to tell without them doing the drawings but make sure as many pot drawers as possible and overheads. Make sure overheads reach ceiling or have bulkhead. If you weren't needing activity is consider stealing space from it for a WIP or least bigger pantry then extend bench & overheads in current pantry spot. He drew a hash. /facepalm) Pot draws is something I will probably upgrade to, not sure what our kitchen island comes with already though. The person in the display home said he didnt know when we asked :/. I like the no sink on the kitchen island, so probably wont add another. Not too fussed about a WIP, have lived in houses with both and it hasnt bothered me really. One thing im not sure about is microwave placement - i think there might be a microwave cavity space in the kitchen island, but i dont know how practical this is to have a low microwave? Dont really want it on the bench top iether. That ones stumping me. We only have our bed in the bedroom and a tv on the wall so that will be fine, plus were at maxium usuage of our block, its an 18m frontage and with the added garage we dont have much more room. Plus the portico and the two other garage doors on the other side - lots of things to look at. Were having downlights in the WIR so it might be okay. If we put windows on that wall we might not be able to extend it out to the fence as much apparently - something about an inhabitable room or something. I could be wrong. Toilet - true but i kind of like that. Audible barriers are good, haha. Good point about the cupboards reaching bulkheads or ceiling - adding that now. Might look a bit weird otherwise. We moved the overheads over to the side with the cooktop, the madison display kitchen looks nice uncluttered along the main wall. Added a cupboard above the fridge too. I paid $1900 for mine to be done by some guy. This would make the bed rooms just that much bigger, and shouldnt cost anything. Bed room 3 window i would move east so as it was more central to that wall as well. How many course bricks will the internal rooms be? And have a think about the depth of your garage, a 4x4 in a standard garage will be very hard to walk around with the door down. If you have a large car or 4x4 think about adding 500mm to 1000mm to the front to gain the extra depth so you can walk around it.Would only need to be to main 2 car bay area. If it helps, me adding that little garage store room was about $2000 but it was roughly $800 on top of that for the boundary line detailing, if I remember correctly. I know this is smaller than a single garage & doesn't include the cost of a sectional door but even so. Your alfresco sliding door. You MUST make this a double. It's like $280 or something. Your northern bedroom windows - move them further from the wardrobes at no cost. If it's affordable, make the windows bigger. Those rooms will get the best warmth in Winter so you really want to make the most of it. Your walk in robe in master suite - get rid of the shelf and rail coz surely you want a custom design in there?? If you want the shelf and rail as is, at least get it to curve down the sides too, otherwise you're wasting storage space. Your entry and portico - are you sure you didn't want to pull your entry doors to be in line with the master suite, like my house is? You can do more with a long hallway than you can with a long enclosed portico. Both are nice, but i know you loved Madison's long entry. Judging by the front elevation, it looks like you've got that square portico.. didn't you like Madison's curved portico? My PPA specified 'arched portico' - what does yours say? How much was the planter?? I see you have 31c throughout, was that a promotion? What other freeby type things did you get? If I were you, I'd make an extra feature out of your front window by doing that layer of bricks that protrudes a bit. It creates a look of a frame around the window, and when it's rendered, especially in a different colour, it looks awesome. Are you planning to copy Madison's external colours or do your own thing? You raise a really good point, I just showed JC and he's like holy sh!t how did we not realize that, the portico is not how we want it at all. We want it to be the feature in front of the garage, not inset. How many times could we say LIKE THE MADISON?! Also we did ask for the hallway to extended, but thought there was a reason for it not being so - I don't know why we didn't follow it up - I feel bad making changes? I feel like crying. It's too hard. Double door to alfreso - were having an outdoor kitchen on the inset bit of wall so we moved the door over to the right - not sure a double will still fit in there? WIR - nah not having a custom, shelf and rail will do, not big on wardrobes. Planter - $1000 31c - wasn't free, paying for that $4995 Kitchen upgrade package - $3k - did you do this too? I got told today I can't have the upgraded gas burner on the wall that your oven is on now cause it won't fit, so I have to have it on the other one and my sink in the kitchen island which I DON'T want. Why can't they switch the sink and oven/hotplate? Will ask tomorrow. Also got told I can't brick up the activity area window hole things as they're needed for 'ventilation'. P!ssed about that. Don't have any other inclusions or freebies. I'm exhausted and tired and cried about the portico and triple garage situation. $12.5k is too much for man cave. Looks like its back to colourbond shed at the side of the house, sigh. And yeah we're having the same external colours. Should have just built the Madison lol. Our activity has a window (looks into portico) but its fixed window as it doesn't open. You could do high up opening looking into family instead? this from display but starts 18c.
