Been watching a number of builds for some time now (albeit voyeuristically) and thought it about time to start my own adventure. We are only in the beginning stages of our first build, we were lucky enough to secure an 816sqm lot in The Glades, Byford, and have signed on with Aveling to build our version of the Californian. Following some of the threads on here, I feel a little overwhelmed as I have very few ideas about colours, tiles etc and there is so much to decide that I didn't think about before. But as I am still waiting for contracts, I guess I have time... I know everyone loves pictures, so here we go. We were very lucky with the land, original buyer's finance fell through and we snapped it up the same day it was put back on the market. Not so lucky for them, but there you have it. Not sure I've ever seen 800m2+ one in Baldivis new estates Very lucky for you indeed We were thrilled when we came across this one. The lots next to ours are unbelievably 974 and 1074m2. Then again, down the road a bit are 200m2 lots, so it varies here quite significantly. Don't stress about colours and all the choices you have ahead - slowly you will get it all together and there is great ideas and loads of advice on here. Re: Building with Aveling in Byford 9May 20, 2013 11:53 am Well, here it is - the start of a new week, and the start of a new delay. Got a call from my DH on the weekend (he works FIFO) and he noticed that the eaves that we requested be put around the entire home stopped short of the front elevation (other than the portico). I hadn't even noticed - DH has a thing for eaves - other than my PCC showing charges for extra eaves/ roofing so I figured it had been done. Sent an email to my CLO who advised me this morning that my file is now on hold while the sales manager talks to the draftees to try and get it sorted. This is on the heels of a number of other unexplained delays that had to be sorted out with my sales consultant who no longer works there. Hopefully won't take too long, my CLO seems to be fairly prompt and efficient. A couple of weeks ago I requested a reduction in the size of my portico (it's currently as big as my study!!). CLO advised that these sorts of changes were now being done during pre start to avoid unnessesary fees and delays. As it changes the front elevation, I was surprised, considering the form I signed acknowledging no changes to elevation were allowed at pre start... Kids and housework are being severely neglected! I love how the kids bathroom is accessed from the 2 bedrooms only. No guests will ever need to see their mess! Im guessing they can with the pantry door open but depends on the fridge, Im assuming its a biggy to match the house Re: Building with Aveling in Byford 13May 20, 2013 2:28 pm Hi xxkatxx, yes that was one of my concerns too, but measuring it up it looks like it will stick out only slightly, just enough to open all the way. It will be in the way of the pantry when open, but I figure we can live with it. The kitchen is not set in stone just yet - as you can see we have a blank bit of wall where a door was taken out that we were planning to fill in with more bench space and wall cupboards with microwave reces. Perhaps we could move the fridge on that side... Will have to get out some graph paper see what i can come up with!! I look forward to watching your progress, I am in fact building 3 blocks away from yours (in partridge bend). ive never noticed the stairs behind those big blocks are they gonna be clearing some of that bush do you know? From what they've said to us (which is not very much) all the area at the back is "future public open area" The stairs will give us access to that area from our backyard. Apparently this is a council requirement. I don't know how much they are planning to clear, I hope they leave some of the trees. But there is a lovely big tree to the side of our land that looks marked for clearing.
