Browse Forums Building A New House 1 May 17, 2013 1:43 pm Hey people, Can anybody give me a hand choosing one of these floor plans. We originally thought that we will go with Carlisle home's vetra 43 http://www.carlislehomes.com.au/find-a-home/vetra-mk2/photo-gallery/search but then we noticed bellmorehttp://www.carlislehomes.com.au/find-a-home/bellmore-1/photo-gallery/search and are getting confused. our likes for vetra - theatre room, and WIR for all bedrooms dislikes - all bedrooms except for master are smaller 3.2X3.2 (is this really small even after having WIR? any thoughts?), overall length of the home is 12.2 wide and 22.75 length which means our 18X32m block after 5m of front setback is only going to leave less than 3m of back yard and 5m of side yard on one side. Also the kitchen we thought has lesser cupboard space. our likes for bellmore - bigger bed rooms, and wider and short home (this house is 13.2 wide and 20.7 length which means I am going to have approximately 5m of back yard and then again 4m of side yard, which I thought is more reasonable) Also this comes with L shapped massive kitchen, which means more cupbaord space our dislikes with this - only built in robes for bed rooms, no WIR and we need to convert rumpus room to home theatre room, not sure if that means we have to do anything extra structurally. some times I get so confused with this rumpus and theatre rooms as with proper wiring I believe a rumpus room with a door is nothing but a theatre room. Am I wrong? Cost wise they are more or less equal. Can anybody help me choose/ suggest things that I might be forgetting. Sorry that I couldn't paste the individual floorplans' here as I thoguht may be some copy right issues or so, thats why I pasted the links here. Really need many thoughts/suggestions guys. Re: floor plan help please 4May 17, 2013 3:10 pm For me then, I would want my living areas to the north and west, and keep the bedrooms to the east. Aside from that, bedrooms- 3.2*3.2 is 10.2m2, 3.07*3.36 is 10.3m2. Not a huge difference so that would be a minor factor in comparing the plans I prefer the kitchen set-up of the bellmore for the bellmore, the laundry is bigger. I have a young child and plan for another so I'm in the laundry a lot- if your kids are older or you don't have kids, this is not as important Not sure on the difference between rumpus and theatre, does the theatre come with speaker cabling etc? The Vetra has a window for the upstairs wc, I prefer loos with windows than relying on extraction fans The placement of the downstairs windows the vetra allows for better air flow/breezes Tough choice! For the same storage area you need the area to "walk in". Personally I'd rather have that floor area added to the bedrooms. No difference structurally between a rumpus or theatre room, though builders often do a feature ceiling for theatre rooms (i.e. coffered, drop bulkheads, etc). I prefer the Vetra, with the ground floor living areas (from the theatre back) swapped to make the most of natural light from the north. And if you are worried about yard space you can always ask them to make it a bit shorter and fatter? Re: floor plan help please 6May 17, 2013 4:06 pm I like the bellmore. I like having a Dressing room in the master to walk into, rather than opening doors and looking for stuff. I like the front door site line better, You will need to change windows etc if you go with bellmore on your site, ESP the bedroom ones upstairs if they face west, you need to get north light into master bedroom..maybe flip the floor plan, but add north windows ESP in kitchen. Husband feels like with all the big toys, drawing boards etc can be neatly put away with a WIR, as sometimes they might not fit into the BIR. Also the BIR in bellmore are smaller , I wish they were wider as you say, but that's not the case. Also I observed that the Bellmore shows bigger bedroom dimensions because the BIR space is included in the area, where as the 3200X3200 bedroom dimensions for vetra are excluding the WIR space, which means when we include that space its working out to be bigger or atleast equal to the bellmore bed rooms. This is something that I missed yesterday. Also just realized that the master plan of vetra says that there is a void space, a small square with unfilled with a V legend on that. At this stage I am assuming that I can pay extra to get cupboards into that area. Will check at colour appointments. If that works out to be OK, that only problem in this case is smaller back yard. May be we can compromise? Lets see how things go at colours. This is a very tight fit, I'm not sure if you'll be able to achieve what you've described. Would you consider accessing the separate toilet from the laundry?
