Browse Forums Building A New House Re: The Ponds - Ridgeline 521Aug 31, 2014 7:07 pm The item was fairly short, but the callout at the end was basically that people were contesting for new land 40km away from the city, for a 300 sq.m lot. And I think "Kellyville" was referred to a couple of times - spoken or actually displayed on the screen, rather than "The Ponds" Built Wentworth 33 with Clarendon Homes Re: The Ponds - Ridgeline 522Aug 31, 2014 7:40 pm Regarding 94@The Ponds, found this DA with Blacktown Council Activity: Demolition, Subdivision - Torrens Title/Residential Application: DA:14-983 Primary Address: 94 HAMBLEDON ROAD SCHOFIELDS 2762 Determination: Yet To Be Determined Applicant Name: MALCOLM SMITH PTY LTD Estimated Cost: $1,971,000.00 Lodgement Date: Friday, 30 May 2014 Lot & DP: lot 45 DP28833 Council Officer: Wendy Wang Notes: Subdivision including - Demolition, Roads, Stormwater Drainage and Utility Services. 33 lots and 1 Residue lot. Built Wentworth 33 with Clarendon Homes Re: The Ponds - Ridgeline 523Sep 14, 2014 3:45 am Our land has come back as saline soil, which I believe would be other areas in The Ponds as well. Now, for saline soil, Exposure grade bricks are rquired. But what some builders are doing is that they are upgrading the slab to confirm to "Saline Affected Environment" Council policy. The builder then says that Exposure-grade bricks are not required. Anyone else who's soil came back as saline and they still didn't use Exposure grade brick ? Re: The Ponds - Ridgeline 524Sep 15, 2014 8:43 pm Hi All. Question for any near finish or completed builds. At what point did you get window covers fitted and can anyone suggest good quality (not too expensive) suppliers/fitters of plantation shutters in the area? We are in North Kellyville but thought I would post here since The Ponds is more established and heaps of houses there have plantation shutters. Re: The Ponds - Ridgeline 525Sep 18, 2014 11:03 pm @Sydney-build - ours came back as reactive and we got Exposure grade bricks just for peace of mind. Mind you, the majority of the included range of Austral bricks are Exposure grade anyhow (i.e. Everyday Life Freedom, Unwind, Leisure & Engage). @JFN13 - we got our blinds through our builder via ARK Finishing Touches, so they were installed prior to handover. I believe my builder have teamed up with a different business partner since. I don't have plantation shutters so can't comment there. But we went with ARK because the price was very reasonable and they had holeless horizontal slat blinds which was what we were after. We also got our security screens for laundry & sliding doors from them also (price was reasonable and comparative to other competitors at the time). Sorry I couldn't really answer your questions, but I'm sure you'll have come across the answer in another thread here on H1 forum. Re: The Ponds - Ridgeline 530Sep 22, 2014 7:07 pm @mansawant - welcome and congratulations with your purchase. Was this your first attempt with buying land in The Ponds? Quite interesting they changed the sales process from the priority number to the ballot system for R13. Have you decided on which builder to go with? @Sydney-build - congratulations with registration on your land! Built Wentworth 33 with Clarendon Homes Re: The Ponds - Ridgeline 531Sep 22, 2014 7:25 pm @dotgif - yes this was my first attempt. I registered with Landcom on 9th Aug evening and the R12 was released on 10th Aug. I haven't received email about the release as I registered on Saturday so their head office haven't updated their database with my details. But thanks to Landcom they changed the system as now everyone has a chance for the lot and they are planning to do the same for other landcom offices as well if there is a high demand.
I haven't decided about the builder yet. I am looking for builders who can modify their designs to fit into the lot. Also I am first time buyer so no idea about the builders. Re: The Ponds - Ridgeline 532Sep 22, 2014 7:30 pm @dotgif Thanks @mansawant The expected registration of January 2015 would be quite right. Depending on your circumstances if you are keen to move in asap, I would suggest you start your hunt for a floorplan sooner rather than later. Ours wasn't a standard sized block either and took us quite a while to narrow down a plan which could suit close enough. Then we spent about 3 weeks refining the plan furthur so we could get the best outcome. We started looking for a plan the same week we paid $300 deposit and now our land has registered, but we are still not ready with the paperwork. Hopefully we will get our CDC sometime early/mid next month. Fingers crossed ! Re: The Ponds - Ridgeline 534Sep 22, 2014 9:14 pm Single storey with Clarendon homes and yes, we had to modify to fit within the boundaries. Re: The Ponds - Ridgeline 536Sep 22, 2014 9:34 pm It's not a set amount. Many variables involved .... For us, it cost us about $5000 Re: The Ponds - Ridgeline 537Oct 15, 2014 10:28 am Final land release in The Ponds Ridgeline 14 Sales Plan here Ridgeline 14 Price List here Registration for Ballot open from 10am, 15 October until 5pm, 24 October 2014 Registration check-in for Ballot Sale open from 8am, Saturday 25 October 2014 Built Wentworth 33 with Clarendon Homes Re: The Ponds - Ridgeline 538Oct 18, 2014 4:34 pm The price is very expensive in comparison to Elara - Ridgeline is about 1100 m2 while Elara may be 850 Re: The Ponds - Ridgeline 539Oct 18, 2014 4:40 pm Welcome to a ever-rising Sydney property market.
