We were looking in the The Ponds Design Guidelines brochure about information on how to proceed with he design and approval process. Re: The Ponds - Ridgeline 488May 05, 2014 11:09 am congrats @Sydney-build the min set back on the side boundaries are 900mm i don't think you can get any concession on the side boundaries. I am not sure about the back boundary you may need to talk with Pvt Certifier or Council. Depending on your lot the house can be planned to expand as the land gets wider or the other way around. Our block falls on Mountain Street. On the sales map, the area behind the block has been marked as existing residential area. When we went to survey we found that they dug out a pond and a ditch just behind our block! When we contacted the sales office, they told us these are going to be filled once the development is done. We are particularly concerned because the land sale contract requires us to waive off any requisitions to be made on existing ponds or water bodies. Is it safe to proceed without worrying about these water bodies dug up for development? Has anybody from previous release have had the same problem? I had a look at Ridgeline 7,8 & 9. Could not find which release that land is under (behind yours) Re: The Ponds - Ridgeline 492May 16, 2014 12:16 pm Yeah, we went and had a look ourselves. In the sales plan, the area is marked as "existing residential" but now looks like it is being used for some filling and draining activities. In the sub division plan too, this area has been marked as falling under an easement to drain water variable width (whole lot). I am not sure what this easement means and am very concerned about it. It's not just our block but all the blocks on Mountain Street which are near Megalong Road that will be affected. Can anybody help me out and tell me if there's any danger in accepting a block which has the detention system on an adjacent bloc? Or is this pretty standard and not not worry? Hi Sydney-build, You may already have the answer given this post was made a month ago, but you can perform free search on the NSW Land and Property Information (LPI) website, if you have the Deposited Plan number from your Contract of Sale. 1. browse to LPI's Online Shop website 2. click on Title Search & Records 3. click on Plan Details (a free search) 4. enter your plan number (eg DP1162394) and the security questions displayed on the page, and 5. click onto the Perform Search button You should be presented with a few results, select Subdivision and the Plan Registration Date should be displayed. Like with all builders there are going to be some rough patches and some anxious moments waiting for a response that would feel like a lifetime when in reality it's a day or 2, or a week at worse. The home was completed a little ahead of schedule, so I can't complain about that. With regards to the shutdown at the end of the year, worked stopped for around 3 weeks and resumed in mid-Jan. I think it depends on what stage your build is up to, in our case door fixtures and electrical fittings were the first items upon resumption.
