Browse Forums Building A New House 1 May 17, 2013 9:09 pm Hey everyone I am looking to build a duplex but cannot find the right up to date answers anywhere so hopefully ill find help on here. I am currently in the position to start to look for a block of dirt, chosen my area and researched council regs etc. I am after the ballpark figure of building costs total and what the ideal size is, im under the impression of around the 700m2 minimum. Any information is appreciated. Daniel Re: COST OF BUILDING A DUPLEX 2May 17, 2013 9:39 pm Plenty of duplex's around so you'll be able to get a quote no worries. Looking at the numbers though. You have 2 of every one of the big ticket items in terms of costs. 2 Kitchens, 2 bathrooms etc.... You do save on some site costs. Re: COST OF BUILDING A DUPLEX 3May 17, 2013 9:59 pm There are many answers ! But first questions must be asked . Location? Shire / town of? 700 sqm of what ? Budget? Investment? Primary residence? Re: COST OF BUILDING A DUPLEX 5May 17, 2013 11:36 pm OK , so based on what we have got going here, a location but no land, a budget of half a million clams , a duplex and no demo, an investment and a primary residence, no council / legal / financial / surveyor advice , and no strata of any kind in the future. May I ask just one more question, in which hemisphere are we looking at building here? In NSW 2319. All I am after as stated is a "ballpark" figure, so for anyone who has any knowledge of current costs for building a single storey duplex can it be built for around the 300k-330k mark? Re: COST OF BUILDING A DUPLEX 7May 17, 2013 11:57 pm Information is the single most powerful commodity on the face of this planet. And that post gave me heaps. Not my area to advise , just as well as I would have said 350-400K to build ( not including finishing ) obviously not including land , fees , holding costs , MI etc. but im in WA and Perth pricing on everything is nuts. Perhaps someone more local to you can be of assistance I wish you best of luck Timeline Aug 08-Land Mar 09-Demo/Titles Sept 10-Handover No1 Sept 11-Handover No2 April 12-Sold No2 Aug 14-Land/Demo Jan 15-Slabs viewtopic.php?f=31&t=25736 Re: COST OF BUILDING A DUPLEX 8May 18, 2013 7:05 am As you are in the next postcode to me and I work in that postcode and work for a builder. PS council will charge you about $13,000 for dual occupancy fees on top of your normal DA fees If you go project home - there are a couple who will do dual occupancy (integrity new homes comes to mind) you are probably looking around $1,000m2 for the house. If you go a custom build you will a smaller builder you are looking at $1100- $1200 plus design fees.
