This is from the back fence looking towards the road--it's only 10m wide, 30m long. But I have to drive 40mins to my nearest one! Lucinda, your narrow lot design is laid out really well, I like the natural flow through the house, arriving at the living spaces at the end. And for your block size you get quite a decent backyard space. Looking forward to seeing your choices on colour and texture and materials & all those bits and pieces....fun! Are you thinking neutral or spicing things up with some splashes of colour? We knew there would be a Coles, but didn't know what else might be there. I really liked the layout and the shops that have gone in. Really good that there is a pharmacy and hairdresser, as well as the choice of eateries. Now that is not as easy. I wish I could say I'm sold from day one on the choices. I've been really surprised by the limitations but I suppose they buy in bulk to keep costs down. I also have to work with our current furniture--it was either a new house or new furniture, no funds for both. So I'm still dithering, with selections only two weeks away. I think I'll ask for white gloss cupboards with black quartz benchtops; and black or dark grey floor tiles with light grey wall tiles in the bathroom and laundry--if I can find ones that won't cost an arm and a leg and that they agree to use. Outside we're considering dark brick, light render and the timbergrain Colorbond cedar or caoba dawn. It's really hard being too far away to visit the suppliers' displays. Some are really helpful on the phone (some aren't!) but there is no substitute for seeing and feeling the product and going back to make sure. It is very similar to the house we rented that we just left which although it wasn't "ours" I really loved it, it felt like home still. I had always said to the other half I would build a house like that. Then along came my beautiful son and we needed something a bit bigger so another plan that fit the family was what we decided to build. Good luck with selections. In regards to tile sizes the info you get is confusing. I am not with your builder but I think the same principles apply. I kept getting mixed info like you so I talked to our sales guy and he clarified it for me. One example is a person at a showroom told me I could not have rectified tiles. However my sales guy said I can have rectified tiles but like everything it will cost more to lay them. The confusion seems to be that the showroom people tell you that you can't have it because it's not in the 'standard range'. However that does not necessarily mean you cannot have it, just have to be prepared to pay more. I hope that makes sense.... Dont be too stressed at the tiles...I found the selections to be fairly good and if you go to beaumonts and pick out stuff you like and tell the colour girl at selections the code it should be fine....(its just the price thats a problem!!!) If you got the upgrade package deal, they have opened up the colour choice of essa stone colours too so that is good... Weird, I know, but it had not occurred to me that I couldn't have certain things, such as two-pack kitchen cupboards and back-to-wall toilets. I knew it would cost but didn't know I couldn't have them. I'm really disappointed. And then there's the cupboards, I specified in the contract that all cupboards would be to ceiling--I've since found out that "to ceiling" means a long piece of buidler's infill so that cupboards don't really go all the way up at all. I had checked that and they told us we could have rectified for a price and provided we sign to say that we can't complain about tolerance so if they are uneven we have to accept it--that's a bit off-putting because if they are really bad I can see myself tripping on them. Even knowing all that I had a particular tile in mind that comes in 600x600 and 600x300. Beaumonts explained that the 600x300 would have to be used on the floor but requires a special grate. I intended to ask the builder if I could get the special grate but before I did I found out they will only go to 330x330 on the floor so there goes that tile and back to choosing something different. Weird I know but I was keen on a black kitchen. I can probably have it in laminex provided the cabinetmaker agrees, I sign to say that I waive any right to have cupboard doors replaced if any damage is caused before handover, and be aware that black scratches and marks really easily so there probably will be damage before handover. So I'm back to black benchtop on white cupboards--pretty safe, but doesn't give the wow factor I was hoping for. White cupboards are so safe! I've yet to find out if the only gloss I can have is the Egger brand--I'm not keen on Egger because I had some sample sent to me and one of them snapped in half so it doesn't seem to be very strong but I shouldn't judge from such a small sample. sammymac Nice plans And a good amount of space for your dog! The selection is so small compared to the other quartz benchtops I stupidly had assumed we could just pick what we want--it's going to cost premium anyway. Oh, dear, back to the drawing board for that too. Do you happen to know what colours are in the range? The two I like are bone white and galileo (black)--really not fussed about any of the others. Selections will be over soon so it'll be all over. Hope I don't get the sulks for too long and start to like whatever they end up letting us have. From my experience talking to different people you get different answers which can be to your advantage because eventually you often talk to the 'right' person and get the answer you want. I can't believe the provision they want to put in with the rectified tiles and the kitchen. Seriously, employ good contractors! We got told that our builder is reluctant to install timber floors due to the complaints they get re damage before handover. I just think that is crazy but that is just me. I look forward to seeing your selections, so hard but your ideas sound great. From the Beaumont selection my preferred tile at the moment is the dimension black, it's a lappato tile. Is that the one you like? Comes in 300 x 600 and 600 x 600. I am considering essastone French black for the tops. An idea for the kitchen is white gloss cupboards with bone white top. Then have black splashback on the wall and back of the breakfast bar. That is one of the ideas I am considering. I have pics and it has a wow factor.
