While we wait for the floor to be redone, the cleaners have been and I'm so happy how it has scrubbed up. Haven't been able to get inside to see everything, but from the windows I'm loving it. The door handles have gone on, and some final electrical work completed. Getting a tad excited! Re: _lucinda's house 564Feb 05, 2014 5:29 pm Floor was redone today. Haven't yet been able to see it or to take photos. Hope it looks as good as it did the other day. Other bits and bobs being completed, and pre-completion inspection going ahead Friday afternoon. Here are some photos, but nothing really exciting. Screen doors have been installed. He was quick to put our minds to rest and went over and above his duty to ensure we are satisfied. He had already tagged a couple of things we hadn't noticed ourselves. For example, the tiles at the back bay have to be redone because the base isn't level so the screen door isn't fitting properly. And the screen door for the laundry was damaged in the factory so we're still waiting for that--should be next week. Nothing major, and all in hand. Distressing to find that the copper air-conditioning pipes have been cut and stolen. Stupid, I know, I had noticed that some time ago, but thought it was all part of the process to trim them back to brick level. May have to have a brick removed to enable repair, but apparently this can be done and will be unnoticeable. It's a pity the cleaners hadn't been back because it was difficult to check there were no marks on the benchtops and splashback because they were dirty. Not the builders fault, just that the tradies hadn't cleaned up when they installed things, and in the windy conditions we had after the first cleanup there was dust everywhere. There are quite a few gaps in places, inside and out--I was getting the impression the house will be held together with silicon. But I'm being picky and the gaps probably don't matter. Apart from that, there are a few niggly things, and the usual paint touch-ups required. Supervisor has agreed to have the brick holes on the front exterior window ledges rendered and painted to blend in with the brick colour--pity he wouldn't do the sides as well, but at least the front will look nicer, I hope, and the sides are narrow and will be behind fences so hopefully they won't bug me once we are living there. The edge of the wall tiles in the bathroom where they meet at an exposed corner looks dreadful because the tiles aren't colour through so it is yellow (why do they have a yellow base for a white tile, sigh) and apparently there is no way to cover the edge. The supervisor said he would see if the painter can paint the edge--sounds odd but maybe it'll mask the ugliness--I'm not convinced. It's the same on the bath edge, but the tiles are colour through black so it looks the same colour as the grout and doesn't stick out as being unfinished. Is there a better way to mask the joins? And the beading on the floor. I'm rather nervous about this but I'm going to have the floor beading painted to match the skirting boards--they really do look unfinished and ugly. I'm really disappointed. It's such a big part of the inside of the house and I'm kicking myself I didn't know better than to allow the floor to be laid this way. It's similar to a few issues we had earlier on that were able to be rectified thanks to the builder being able to see our side of things. If we had been asked if we wanted the floor laid under the skirting boards, or would we rather have beading stuck on afterwards, of course I would have said under, but the option wasn't given, and I didn't ask, and it's too late now. Gosh darn! Another thing I don't like is that in the ensuite the pipe to the toilet is on the side that is visible from the doorway, and, because the tap has to be purple and it has to have a warning label, yellow, that it will be using non-potable water, it sticks out worse than a sore thumb. They could have (should have in my opinion) put it on the other side. The similar label in the bathroom is on the hidden from view side so much nicer. So, overall we are on track for handover on Wednesday. Hoping the excitement will build between now and then. Don't get me wrong, I do love the house, and the quality seems very good, but as someone has said elsewhere on this forum we could really do with a Cert. IV in Building to be aware of some of the traps we can unwittingly fall into. We are going to be glad when the next week or so is over. Re: _lucinda's house 576Feb 08, 2014 1:35 pm A few small hiccups, but that's almost expected these days Best of luck for the handover on Wednesday Custom downslope build Build thread viewtopic.php?f=31&t=61873 Blog http://www.buildingroyalmanor.blogspot.com.au Re: _lucinda's house 577Feb 08, 2014 9:47 pm What a shame you weren't given the option to have the flooring installed under the skirts... I agree with you, I don't like the finish - kinda like having two lots of skirting? pointless and silly looking. Once you've painted them they will look much better BUILDING OUR FIRST HOME :x] Re: _lucinda's house 578Feb 09, 2014 1:47 pm We have the brick holes too but in discussion with our builder we have decided to paint them ourselves. We discussed rendering but they said better to just paint I think because the render often falls off. I plan to ring Austral and see if they recommend anything. There are so many things that you learn by building and it's frustrating because you think if only you knew before. At least with the beading you can paint it. Better not to have it but the painting will make it blend in so less noticeable. I will have to check the pipes with our toilet. They better put them out of sight! Focus on handover and the fact that you will be living in your wonderful new home very soon, with sushi train just down the road Re: _lucinda's house 579Feb 10, 2014 5:15 pm Thank you so much for your comforting words, HomeAngels, ST-Hardy and FairmontSAcustom. Hopefully my experience with the toilet labels will help you ensure yours are out of sight, Fairmont. What you say about the render sounds probable--please do let me know if you get any tips from Austral. I think that once upon a time the bricks on the ends would have been laid the other way to avoid having exposed end holes--pity they don't do that now; or is that something else I should have known to ask. You are, of course, right, focus on handover and getting ready to move into my little dream house. We thought our blinds were on the way, but had a call to say the front windows have to be re-measured. Now that I know they haven't even started I'm wondering if I should ask to change the colour. I've chosen black at the moment, but wonder if western red cedar will look better--from the outside there will be timber-grain garage door, front door, front window frames, and side gate in timber or timber-look. Any thoughts? Re: _lucinda's house 580Feb 10, 2014 5:27 pm I am not sure if you can lay them the other way, wouldn't the holes end up on top instead of the sides? From talking to our builder there is not a lot they can do, it's just the downside of a glazed brick which also goes for chipping. Our builder said we would soon be an expert at touching up the bricks... As for the blinds you know that I am a fan of western red cedar but seriously I think either option will look good. Can't believe that you are so close to moving in.
