Browse Forums Building A New House Re: Meowsy's Montrose- contract signed, land settled 41Jul 09, 2013 7:55 pm Hamilton, no worries! Thanks, we are pretty happy with everything, we got a few additions that we hadn't already asked for, and checked everything with a fine tooth comb. Buying houses is getting really expensive now, I know plenty of people that simply don't feel like they can afford it at all. Our build: viewtopic.php?f=31&t=64705 Re: Meowsy's Montrose- contract signed, land settled 42Jul 09, 2013 8:18 pm That's very true, and the main reason for people to move further away. But in all honesty who really wants to love to close to city? Definitely not me Catching train to work, if that will take extra 5-10 mins, no big deal. When your site work expecting to kick start? We will wait for photos and details Wishing you all the very best and smooth sailing building mate. Re: Meowsy's Montrose- contract signed, land settled 43Jul 10, 2013 11:07 am thanks mirz! I'm impatiently awaiting loan documents in the mail- I expect them today- and then hoping the construction drawings can be signed off asap. I imagine site start will be early August... Our build: viewtopic.php?f=31&t=64705 Re: Meowsy's Montrose- site start first week in August 44Jul 11, 2013 7:23 pm We are signing off on our construction drawings in 2 weeks, with construction to start in first week of August! Very exciting... What is the difference between the construction drawings, and the drawings in the contract? Are they similar, but with any changes done as PCVs added? Our build: viewtopic.php?f=31&t=64705 Re: Meowsy's Montrose- site start first week in August 45Jul 11, 2013 7:36 pm meowsy We are signing off on our construction drawings in 2 weeks, with construction to start in first week of August! Very exciting... What is the difference between the construction drawings, and the drawings in the contract? Are they similar, but with any changes done as PCVs added? Hi Meowsy, yes you are right. Construction drawings have any PCVs or any other fine details that might get refined. There are also additional construction plans for the different trades that they will use, for example, slab plan, framing plan, etc. Our BC emailed these to us and then we had the weekend to review them. I then hand wrote any errors that we found on the plans and corrections needed and scanned in and sent back. They could then make some adjustments and the following day I went in to sign them. Cross check and triple cross check every little word on the plan and between the pages. This is the most time I had to review the plans. Little things like: Correct window sizes and style on every page. Bench heights correct Shower Rose heights correct Door heights correct - some people increase these. Are the taps in the write positions. Just make sure that anything at all that you have changed or is listed in your contract is reflected on the plans. The trades don't have your contract, they only have the plans. My experience was that when we found an error or made some change through tender and contract, it was not always updated on every plan page as it should. I didn't sign the pages until I knew they were as accurate as they could be to my knowledge! Saying all of that, our Plumbers were provided with the original DRAFT Construction drawings, not our signed drawings!!! At our construction drawing sign off (only one person needed), I was then given the start date - which was the following week. Very exciting for you, it will all start to happen now. Re: Meowsy's Montrose- site start first week in August 46Jul 11, 2013 7:42 pm Great news, looks like finally all ducks aligned Thanks mammadj for explaining in such details. Re: Meowsy's Montrose- site start first week in August 47Jul 11, 2013 7:43 pm yes, thanks MummaDJ. That is really helpful. I will take a list of particular things to check, and especially changes we made after the contract was done... I just noticed quite a glaring error which I'm not sure how it was missed! I just noticed quite a glaring error which I'm not sure how it was missed! No, it doesn't include electrical or tiling plans. Just make sure you get the plans sent to you electronically to review at home over a few days under no pressure. Re: Meowsy's Montrose- site start first week in August 50Jul 11, 2013 9:49 pm MummaDJ, do you think PD will allow that? I'm confused because I have signed variations with a couple of changes to electrical and sound and entertainment but haven't signed updated plans in this area. I have asked my BC about anyhow.... Meowsy - I meant that you can look at the Construction plans at home and yes they do allow that. We were able to do that. I spent the whole weekend pouring over every detail. Re: Meowsy's Montrose- site start first week in August 53Jul 18, 2013 4:12 pm Mumma, unfortunately they wouldn't send them to us. I was told they are not quite ready. Oh well. So far our build has been great! We had a lot of issues before construction started, but once it did start it just flew by! Fingers crossed your slab goes down soon. How is the weather where you are? There has been a bit of rain around, I have called the slab supervisor as it was booked for tomorrow originally, now has been put back til Monday. I'm wondering about the likelihood as there is a bit of rain around on Sunday. I'm a bit grumpy as there isn't much rain around today or tomorrow, so I would have thought tomorrow would be perfect!
