Browse Forums Building A New House 1 May 10, 2013 1:56 pm Hi all, When it rained heavily today, I noticed this at the corner of the garage. The wall also feels damp when I touched it. http://i1169.photobucket.com/albums/r51 ... dda07a.jpg According to the builder, this is what they say: The Garage is single leaf brickwork and all clay is a porous substance when it does get very wet/ saturated it can act kind of like a sponge one areas of the Garage that get the most rain you will see the dampness on the internal side. This will however dry naturally and even when wet this does not affect the structural integrity of the walls in anyway and is nor permanent. It also does not indicate any defect in the product. Is it a reasonable explanation or is there something more serious that needs to be looked into? Thanks... Re: Is this a serious issue? 2May 10, 2013 2:15 pm I'd be concerned too if I were you... But having said that, hes probably right, it'll just dry naturally! Feel free to follow our build! viewtopic.php?f=31&t=59958 Re: Is this a serious issue? 3May 10, 2013 3:32 pm Do you have eaves on that side of the garage? If not, then the brick work will be exposed to rain - moreso than having eaves. Is the gutter overflowing and the excess running down the brick wall? Is the downpipe blocked casuing overflow? You can test this by putting a running hose in your gutter and see what happens. Is this side of the garage exposed to the rain? It does look like there has been an excessive amount of water from something. It will dry out naturally, but investigate possible causes. This will stop you storing anything against the wall. Re: Is this a serious issue? 4May 10, 2013 3:42 pm The builder is half right. BUt i do not think this is due to excessive rain falling on the external brick work. I say this because only one side is effected. You need to work out why there is so much water there. It looks like there is goign to be a valley about it and it is leaking water on the bricks and saturating them. thanks Chippy, i hope they have applied sealer but i am doubt to be honest, so i am gonna do this job after handover. 8 11911 2 4503 |
