The constuction of the house is solid brick and built to last, so it would be a pity to demolish for development... So, rather than knock it down to construct 3 townhouses, how about adding an additional two storeys and following a similar layout as to the existing house - each storey would be independent and have its own utilities. On the surface I think this option would be cheaper than to demolish and build 3 townhouses, and the house may (will?) need to be supported to allow for the added weight. The other benefit is that each level will have city views and quite a large floor area. What are people's thoughts on this? Granted I do not know if Council would grant such a development, but we do live in a high density area where we are seeing 3 storeys being devleopment in the area. Your first port of call would be to check your council's local area plan. This will outline the zoning of your property and the allowable building heights, GFA and site coverage constraints of your block.
